"Through peer networks and conversations with like-minded owners, we have come to realize that the story of Pleasant Gardens is playing out all over the country among even the strongest and most committed affordable housing owners, nonprofit and for-profit alike. Our properties are aging, and the effects of the pandemic years—including more time spent at home, struggling tenants, and eviction moratoriums—have taken a toll. The greatest threat to affordable housing is not the lack of resources to build, but the lack of resources to operate, maintain, and repair." —Priya Jayachandran, CEO of National Housing Trust . In this Shelterforce article, Jayachandran narrates the daunting challenge faced by community development organizations in preserving existing affordable housing. As properties age and the pandemic exacerbates tenant struggles, it's evident that the real threat isn't the scarcity of resources for construction, but rather the lack of support for ongoing operations, maintenance, and repairs. In San Diego, the challenge of affordable housing continues to grow. According to the California Housing Partnership’s 2022 Affordable Housing Needs Report, local renters need to earn $43.33 per hour to comfortably afford the average monthly rent, following a steep 13.7% increase in rent prices from 2020 to 2021. Additionally, San Diego faces a shortfall of around 90,000 homes, as homebuilding hasn’t kept up with the rising population. [Source: Hines] In a recent article by The San Diego Union-Tribune, Scott Silber, our Executive Director emphasizes, "If we’re to solve the affordable housing crisis plaguing our region, it will take more than development and construction. 🌟 Exciting Developments in Affordable Housing Preservation! 🌟 National Housing Trust (NHT) is embarking on a transformative new chapter in the fight to preserve affordable housing! This initiative represents a significant leap forward in ensuring that safe and affordable housing remains accessible to all, especially those in underserved communities. NHT’s latest strategies are designed to tackle the pressing challenges in affordable housing with innovative solutions. From strengthening community partnerships to leveraging new technologies, their approach is set to make a substantial impact. Key highlights of this initiative include: ● Convening property owners and residents to understand their challenges and develop solutions that work for everyone to more effectively operate and maintain affordable housing in the long run. ● Collecting and aggregating new and existing data to estimate the number of homes at risk of deterioration or loss, and the cost to return these homes to safe and sanitary condition. ● Shifting the narrative to ensure that decision-makers recognize preservation is a key solution to our nation’s housing supply shortage. Glad to see that the church will be preserved even as it is gutted to provide supportive housing. I would hope that the sanctuary is still kept, and a prayer room as an amenity. Even if it is rapid fire, design to make social housing rich in its connections is always achievable. “With the project’s focus on seniors, 60 Bowden St. will serve as a supportive housing facility which will be owned and managed by WoodGreen Community Services as the organization continues to put its 55 years of experience in affordable housing and specialization in seniors care to use. Residents will have access to WoodGreen’s full range of wrap-around health and social support from personal support workers (PSWs), social workers, specialists, transportation services, and volunteers. The 50 units in this building will comprise two clusters of nine units in which residents will receive meal services and 24/7 staff support when necessary. The remaining 32 units will consist of studio and one-bedroom apartments. In the common area, residents will have access to a commercial kitchen, laundry room, a lounge, and a large gathering space for community dining. They will also have access to a landscaped courtyard, sanctuary, office, and amenity space. Formerly a church which was built in 1931, the building holds historical importance which WoodGreen intends to preserve by keeping the two towers, as well as the church front, intact.”
[Beach Metro News]: "Construction to transform the Danforth Baptist Church at Bowden Street and Danforth Avenue into a mixed-use affordable housing building has officially begun. The project, dedicated to providing affordable housing for the seniors community, will add 50 units to Toronto-Danforth’s housing stock." On-site work at 60 Bowden St. on our project for WoodGreen Community Services is underway! https://lnkd.in/gzfZUAU3

It's not a secret that affordable housing is at a crisis point, and Greeley-Weld Habitat for Humanity is doing its part to help families achieve their dreams of homeownership. Our CEO, Cheri Witt-Brown was one of the panelists speaking about solutions and innovations at BizWest’s Northern Colorado Affordable Housing Summit, held Thursday at Loveland Yards. Affordable housing can change many aspects of a family's life, such as being able to afford more time to spend with their children, paying for kid's sports or extracurricular activities, healthcare, transportation, and many other vital aspects needed to help a family grow. “Think about what that cycle does for that one kid,” Pete Thrasher, Director of the Everitt Real Estate Center at Colorado State University’s College of Business in Fort Collins, said. “If you can give some of those kids and these families this housing stability, it can kind of circumvent the cycle a little bit. It builds stronger individuals, it builds stronger families, it builds stronger communities. And that’s why.” Cheri Witt-Brown, CEO of Greeley-Weld Habitat for Humanity, solved at least one piece of the supply problem by getting Habitat into the developing game and created one of the West’s largest affordable housing projects. Habitat’s Hope Springs development in Greeley is bringing more than 300 affordable apartments, a park, and a child-care center within walking distance to schools, grocery stores, and mass transit. The development also includes 174 single-family housing lots from Habitat. “The key in government is customer service,” Deb Callies, Director of Housing, City of Greeley, said. “Think of a developer as your customer. We’re not going to swing the hammer; we need you to. So how do we come together and work for these goals?” Thank you to BizWest for hosting the summit and bringing our community's collaborative efforts together to cooperate and innovate solutions to the affordable housing crisis. #affordablehousing #innovations #buildstrong https://lnkd.in/gEQQX2BJ

I applaud this effort! This is, in fact, a crisis that should be treated as such. All hands on deck! No solution off the table. Status quo not nearly good enough! With that said, I'm disappointed the article did not once mention zoning. THIS, in my opinion, is key helping solve the housing crisis. If zoning is the DNA of community building, then it's time for a new formula. #housing #housingcrisis #housingforall #zoning "We will uplift the innovations that are most likely to transform the housing ecosystem in the U.S. so that people of all incomes can afford to live in the places they wish to call home. We need to create the kind of opportunity our Founders envisioned, so that everyone can participate in the American Dream." https://lnkd.in/g5Ei2SJ8
