It feels like groundhog day when I read the news about new developments. Every day there is a story about how urgently we need more housing and that is typically followed by another article about a community that is opposed to a new development. The story is always the same. The proposed Project is too big and doesn't conform. I admit that I would not appreciate a 70' tall building in my backyard but unless communities make land available for multi-family projects, then 40b will remain the only solution. With the current cost of housing, we can't only build single family homes. Communities have to start finding solutions or continue to face 40b project and now also the new MBTA communities law. https://lnkd.in/e8MZxpAT

Cities in California are losing jurisdictions for their housing plans revoked. As California addresses the housing crisis, they are encouraging most cities to rezone areas to allow for more density building to address the state housing crisis. What does this mean? Housing is too expensive. Many don’t like to hear it but it’s really this simple “build baby, build.” Excess housing supply (of all types of housing) will reduce prices - simple supply and demand economics. We did it in the 90’s. The difficult part is the execution; agreeing how and where to reduce regulations and provide incentives. “The rent is too damn high, and we don’t have enough damn housing,” said Michigan Gov. Gretchen Whitmer (D). “Our response will be simple: Build, baby, build!” Maryland Gov. Wes Moore (D) promised. “We must protect our farmland and wild habitats, but we need to make sure we are also incentivizing housing in places where we should build.” #housing #affordability

There is a lot to be said for doing your research and keeping up as much as possible with a municipality you concentrate on. Know everything that's going on, ideally before it happens, whether you are a developer, investor, or broker. Before you think that a new affordable housing program in a land trust is "nice" for Gainesville FLA, and that's not where you work, think again. Does a municipality in your area(s) of concentration offer this? If so, look in to how you could directly benefit. If not, you could either look into why not, or what you could do to be part of starting one. This Gainesville success story was two years in the making, but anyone thinking "I should look into this" is now already two years behind! You can do the research yourself, or my team and I can either do the custom research on your behalf, or train you on what and how to do it. 🏗️As a realtor and registered new home builder, I often hear frustration directed at our industry for rising housing costs. 🏠 Municipal decisions like Amherstburg’s 54% increase in development charges play a significant role in shaping the affordability of new homes.💸 These fees, which I understand fund infrastructure such as roads, water pipes, and parks, add substantial costs for developers. If builders are expected to include that fee into the cost of business, it would be naive to think it will no be passed along to buyers and thus affecting the affordability of homes. 💰 I predict a ripple affect that will impact everyone in the housing ecosystem. ⭐My priority is to help clients navigate these complexities and find the best possible solutions for their housing needs. ✔️While I don’t make policy, I believe in fostering open conversations between municipalities, developers, and residents to ensure sustainable growth that benefits all stakeholders.

Affordability in workforce, senior, and entry-level housing is a pressing concern. That deserves a collaborative effort to address. However, state preemption of local zoning regulations is not the solution. The proposed Missing Middle Housing legislation in the Minnesota Legislature, while aiming for affordability, risks sidelining local perspectives and solutions. Could this bill inadvertently raise housing costs? Property investors might exploit it to expand their rental portfolios, potentially pricing out first time home buyers. Could this create generations of life-long renters?
