But it raises an important question: how do owners and managers really know which amenities drive leases? The truth is, many amenities keep us on par with competitors in this never-ending arms race. They make it harder for your comps to steal leases, sure, but are they really moving the needle? Often, they’re more about marketing than we’d like to admit. Take a hard look at usage data: gyms, computer rooms, game spaces, and movie theaters often have low engagement. Meanwhile, amenities like free Starbucks coffee machines—just watch those morning lines—consistently deliver value to residents. Over the past 20 years, planning amenities in new apartment communities has evolved from a “check-the-box” exercise to “shock-and-awe,” featuring an ever-more expansive and exotic array of offerings. It’s an expensive undertaking, both in terms of space allocated to these amenities and the cost to fit them out. And, in many instances, it’s not only unnecessary but potentially counterproductive, as residents are increasingly aware that THEY are the ones ultimately paying for access to these amenities in which they may or may not see value and as rents escalate across markets. There’s a better way.

OR is it worth it to sacrifice your living space for a better location?🏡🤔 I often find myself in debate with my boyfriend about this topic. While I advocate for a home near an MRT station - ideally at an interchange location for ease of commuting🚆✨ But he prefers a bigger space for the same budget we are currently paying for our house 🛋️💖 This ongoing discussion highlights the complexities of making the right choice for our lifestyle and future.
