As a board member, I cannot be more proud of Rebuilding Together Peninsula and the work they do for our community. RTP makes repairs to homes to make them safe for the occupants. Here is a recent example. A woman was living in this home with front steps that were rotting out and getting treacherous. The home was red-tagged due to this hazardous condition. The owner was not able to afford the cost of replacing the stairs, and was faced with having to leave her home of many years. RTP came in and removed the old steps, replacing them with nice, secure new steps and handrails. That made it easy and safe for her to get in and out of her home, and assured that she would be able to remain in the home. This is what RTP does, in a nutshell. They work to make people’s home livable. Each year we accept a number of projects based on need and urgency. Donations to RTP pay for materials, and all labor is donated. The more contributions we receive, the more projects we are able to accept, and also projects with potentially larger scope. According to the National League of Cities, short-term financial assistance programs are the least expensive policy intervention for preventing homelessness. Such examples include emergency rental assistance, security deposit assistance and utility payment assistance. This assistance can be vital to households experiencing circumstantial hardships that are making it difficult to pay their bills, the article states. This is what we are attempting to do through the Cooper Charitable Foundation. Most of the grants we have provided are paying for security deposits and first and last month's rent — the biggest barriers to housing. Other grants have helped pay someone's rent when they hit hard times. For instance, we assisted one man who got laid off but had a new position he was starting the next month. We provided that gap assistance. Today’s Hard Reality: Eviction of a Family Today, we find ourselves in Memphis, Tennessee, at the Shelby County Courthouse for an eviction proceeding. It's a heartbreaking situation: one of our tenants fell on hard times, something completely out of their control. As property managers and real estate professionals, we must approach this as a business decision, ensuring quick and decisive action. Allowing emotions to dictate decisions in this line of work can lead to failure. That said, we're not without compassion. We did everything in our power to help this tenant, but unfortunately, we ran out of options. If today’s proceedings are successful, they will have 10 days to vacate the property. The hardest part is knowing they don’t currently have anywhere to go. In the spirit of community and humanity, we’ve set up a GoFundMe to support this family in securing future housing and staying sheltered through the holiday season and beyond. Our Non-Profit of the month is Truman Heritage Habitat for Humanity. Do you know how Habitat is able to do what they do? 'Through volunteer support and tax-deductible donations of monetary gifts and building materials, Habitat builds and rehabilitates simple, decent houses with the help of the homeowner (partner) families. Habitat houses are sold to partner families at no profit and financed with affordable, no-interest loans. What is a Community Land Trust (CLT) and how does it work? A CLT is a nonprofit organization that stewards land on behalf of the community. The CLT keeps ownership of the land and sells the houses to homebuyers, offering them a 99-year renewable land lease. If the owner decides to sell the resale restriction formula set by the CLT allows the owner to gain equity while maintaining affordability for the next buyer. That way the donations invested in making the home affordable are spread across generations. This creates permanent affordability for the community, where traditional affordable housing only remains affordable for 10-25 years. We are currently fundraising to place five homes in Kīlauea into our Ho'omaluhia Community Land Trust so that they are permanently affordable. We need to raise $626k by May 1st!
