Here’s data backing up the premise behind MBTA zoning policy: new market-rate housing does help create opportunities for all income levels. The Federal Reserve Bank of Minneapolis study demonstrates that for every 100 market-rate units built, 70 vacancies open in lower-income neighborhoods within 5 years. This is important data for rebutting the argument that we should reject the MBTA zoning initiative because it doesn’t have an affordable-housing component to it. It’s proof for what is otherwise an intuitive proposition: higher-income households move into the new market-rate housing, freeing up their less-expensive former housing for someone lower on the income scale, and so on down the line. A 5-year horizon isn’t instant relief, but we have to take big, forward-looking steps to change the fundamentals of the housing market. I support light touch density i.e. allowing 2-4 units in single family zones. These units look like single family homes from the street. Housing should be a right - along with all basic human needs. Ontario is in desperate need of improvements to the LTB, provincial guidlines requiring a level of hygeine for buildings ( a requirement in only some municipal bylaws), an end to our cosntant urban sprawl, with improved public transit and walkable cities. Less single family homes, and more mid-rise apartments (and not tiny 1-bedrooms, ones that people would be content to live in, with parks near by), regulations on condo fees, and mobile home land leases. I have experienced living in a place that was not up to fire code, for approximately a year, recieiving emails to "leave" if I was not content with the illegal fire hazards. I know of full apartment buildings with luxury prices, invested with bed bugs that are refused to be treated appropriately by landlords. It feels like groundhog day when I read the news about new developments. Every day there is a story about how urgently we need more housing and that is typically followed by another article about a community that is opposed to a new development. The story is always the same. The proposed Project is too big and doesn't conform. I admit that I would not appreciate a 70' tall building in my backyard but unless communities make land available for multi-family projects, then 40b will remain the only solution. With the current cost of housing, we can't only build single family homes. Communities have to start finding solutions or continue to face 40b project and now also the new MBTA communities law. https://lnkd.in/e8MZxpAT

Cities in California are losing jurisdictions for their housing plans revoked. As California addresses the housing crisis, they are encouraging most cities to rezone areas to allow for more density building to address the state housing crisis. What does this mean?
