In 2023, Brisbane CBD witnessed the opening of 26 iconic bars and restaurants within its CBD and fringe market, with an additional 13 opening in 2024. Royal Visits - Real life or false reality? No, not thee Royal Visit 👑 I’m talking about the ‘Retail Royal Visit’. Starting a career in food retail in 2001 and fast forward to today, I’ve certainly seen a lot of things! It got me thinking 🤔 My husband and I on one of our many perusals, visited a well known retailer and whilst we were waiting to be served, noticed something was different. Before I tell you the story, we’ve visited this particular retailer and location about a hundred times. The service and standards are extremely varied no matter what time or day 🕰️ Now, why did it feel different? ✅ The premises was extremely clean ✅ A colleague greeted us immediately ✅ Colleagues and managers on the floor ✅ Customers being served with a smile ✅ It felt extremely organised Then, we glanced over and noticed they were having a visit from the regional team. Flashback💥 to many a visit over the years I have done or been part of, and I can relate, however…… I’m old school and still expect the highest in retail service and standards but I also empathise, retail is hard. Absence, productivity hours, challenging sales, culture, training and everything that could go wrong does! ⚠️ In our experience and many visits to this retailer at different times and days and it was a rather different story ❌ Poor attitude from colleagues ❌ Long wait times ❌ Orders always wrong ❌ Colleagues appearing to be unorganised ❌ Managers shouting across the floor ❌ Dirty premises and complete chaos My focus with teams has always been through the eyes of the customer 👁️ and I’m not naive to think things could and did get in the way. So, why do teams behave differently when you get a visit from those in the ivory tower (I’ve heard this said over many years) If the customer is driving your footfall and buying your product, should the ‘royal visit’ not be for them? Brisbane’s Portside Wharf and adjoining development sites for sale - CBRE CBRE’s James Douglas, Joe Tynan and Michael Hedger have been appointed to market Portside Wharf for sale, together with CRBE colleagues Trent Hobart and Will Carman marketing two adjacent development sites for sale. Global investment firm Brookfield is moving to capitalise on Queensland’s strong economy and increased investor activity in the Brisbane CBD with the sale of the high-profile Portside Wharf retail precinct and two adjacent development sites. Portside Wharf has a gross lettable area of circa 13,880sqm and is home to premium food, dining, and casual F&B retailers, as well as Dendy Cinemas Pty Ltd and an IGA Supermarket, which has recently expanded its footprint. Big retail news coming from ICSC in Las Vegas... biggest news - 🏢 Landlords are favoring rent abatements over tenant improvement allowances to avoid construction and permitting delays. 🏬 Strategies include incorporating diverse uses like restaurants, housing, and coworking spaces. ⏳ Retail landlords now require tenants to prove their ability to open quickly due to delays in permitting and construction. 🏗️ Some landlords mandate the use of permit expediters and local architects to speed up the process. 🍽️ The brokerage released a report on celebrity eateries during the ICSC conference in Las Vegas. 🌟 The study highlights celebrity restaurants in popular tourist areas like The Strip in Las Vegas and Nashville's Lower Broadway. 🍴 Celebrity restaurant openings surged three years ago and remain steady, with 70 new openings in 2024. 📈 From 2020 to 2021, the number of celebrity restaurant openings doubled from 40 to 81. 🏆 Celebrity restaurateurs have an edge due to name recognition and loyal fan bases. 👨🍳 37% of these restaurants are from celebrity chefs, and 32% are backed by actors. 🏢 Landlords are favoring rent abatements over tenant improvement allowances to avoid construction and permitting delays. 📉 Higher construction costs and financial challenges make tenant improvements less feasible. 🛠️ Retail landlords are curating tenant mixes to drive foot traffic and create experiential destinations. #ICSC #LasVegas #CelebrityRestaurants #RealEstate #RetailSpaces #TenantCuration #ConstructionDelays #CommercialRealEstate

𝐋𝐨𝐮𝐧𝐠𝐞𝐫𝐬 𝐫𝐞𝐜𝐞𝐧𝐭 𝐥𝐟𝐥 𝐬𝐚𝐥𝐞𝐬 𝐮𝐩 𝟓% 𝐟𝐨𝐥𝐥𝐨𝐰𝐢𝐧𝐠 𝐫𝐞𝐜𝐨𝐫𝐝 𝐲𝐞𝐚𝐫 𝐟𝐨𝐫 𝐫𝐞𝐯𝐞𝐧𝐮𝐞, 𝐩𝐫𝐨𝐟𝐢𝐭𝐬 𝐚𝐧𝐝 𝐬𝐢𝐭𝐞 𝐨𝐩𝐞𝐧𝐢𝐧𝐠𝐬: Café bar operator Loungers plc has reported like-for-like sales are up 5% over past 11 weeks, driven by the performance of new openings, following record revenue, profits and site opening levels in the 53 weeks to 21 April 2024. The company said it is “very positive about the outlook for our brands” and that new site openings continue to perform exceptionally well, achieving record levels of sales, and with a pipeline of further new sites “as strong as ever”. It has opened seven sites since the year end, all of them Lounges, and said the good momentum it is seeing across the business, alongside investment in its operational management, “puts us in the best possible position to deliver further growth and margin expansion in FY25”. It comes after Loungers achieved record revenue of £353.5m for the 53-week period, up 24.7% on the prior year and up 22.2% when excluding the benefit of the 53rd week. A pre-tax profit of £7,334,000 in 2023 grew 56% to a record £11,444,000, while adjusted Ebitda of £59.6m represented year on year growth of 25.9%. A further new landmark was achieved with 36 new sites opening during the year, seven more than in the prior year.
