In another move of transparency by the National Association of REALTORS®, they removed the membership numbers from the website and removed an explanation and warning of more declines by our own economist Lawrence Yun. In my experience, NAR has a record of hiding bad news and not informing members what they're doing. Apprently the more things change at NAR, the more they stay the same. Even though the National Association of REALTORS® has reported a steady member count despite the recent settlement changes, according to a survey done by RISMedia, 90% have seen a decrease in ACTIVE agents. Though interest rates and inventor play a part, many are also attributing the changes from the settlement. “The uncertainty around the NAR settlement forced the number of agents to drop somewhat in my market,” said Darren Kittleson, principal broker for multiple Keller Williams’ franchises in Wisconsin. “Seasoned, older agents are not willing to navigate the new policy changes and (are) choosing to retire early,” said one broker, who requested anonymity. “Most (agents) feel that they will be able to cope with the settlement changes, and most feel that lower interest rates are on the way. Not many agents will leave the business,” said Scott Myers, broker/owner of CENTURY 21 Scott Myers REALTORS® in Texas. 7 years ago this December I fell and broke my clavicle. I fell and smacked my face as you can see my black eye. What struck me and still does is how vulnerable we are as humans in this Industry. That teal scarf was my sling for my arm. I had just joined eXp Realty with the team earlier in July. Not a year earlier I broke my foot. I still showed homes through these different smaller injuries yet what would I have done if they were serious? How would I pay my bills? Many Realtors struggled in 2024 (the worst year in Real Estate in 35 years). Add lower commissions for the year, added stress, and then an illness or serious injury, and you're in big trouble. We were off to Cabo with Brent Gove to the Cabo Event that following March called the One Big Fire. By this point, I was so grateful for eXp and all it offered I had already been sharing it with other agents and they shared it and I had monthly residual income. National Association of Realtors (NAR) Settlement (Pt 2) National Association of Realtors (NAR) has agreed to a new rule that requires MLS participants working with buyers to enter into written agreements with their buyers before the buyer tours a home. This means that if you want to see a property on MLS, you will need to sign a contract immediately. The agreement could entitle the MLS participant to a commission if you buy a property, depending on the type of agreement. It's interesting to see how this will be implemented since it constrains the casual interest group. There has been a lot of information lately about the changes in the Real Estate industry, and these major changes won't actually begin until late Summer. Let's separate fact from fiction: #factfromfiction #narsettlement #realestatenews #changesinrealestate #representation #realtor What's Real About the Recent Real Estate Headlines? — As you may have seen or heard, there is a proposed settlement by the National Association of REALTORS® (NAR). While the settlement still requires final approval, there have been plenty of headlines in the media causing confusion. To clarify some of the misinformation about the settlement, I want to provide a few facts: Sellers retain, as they always have, the discretion to offer compensation to buyer’s brokers. The proposed settlement does not prohibit their ability to do so. Commissions have always been and will continue to be negotiated through transparent conversations with our clients. We believe strongly in transparency around broker compensation. Commissions have always been negotiable and are not set by law. Reduced fee alternatives have been and will continue to be available for consumers seeking those options. The proposed settlement would require that every buyer represented by an NAR-affiliated agent sign a Buyer Representation Agreement outlining the relationship between the buyer and broker before touring a property, something that is already required in many states for over a decade. Buyers deserve representation at every income level. Our experience has shown that transactions flow more smoothly when there is professional representation on each side, creating open lines of communication which benefit all parties involved. Compass agents provide tremendous value to our clients. As a result, we will continue to encourage a transparent commission conversation that reflects the time, effort, expertise, and support we invest in each transaction. Compass is fully prepared to adopt the changes laid out as part of the settlement. We see these updates as being positive both for our clients and for the brokerage community, as they provide additional transparency and clarity and will encourage the most professional agents to thrive. If approved, the terms of this settlement will undoubtedly impact certain facets of the residential real estate industry. Our hope is that any changes will provide an opportunity to enhance the professionalism of the industry across the country and elevate Realtors® to the standards we at Compass have always held ourselves to. Real Estate is a relationship-based business, and the trust we’ve earned with our clients is something we greatly value.
