The multifamily property management space is in the midst of a rapid consolidation. The larger firms are getting very large, and some of the (very best) small/mid sized firms are also gaining in scale. Why? 👉 Better tools (technology, operations, systems) enable larger platforms. 👉Scale is seen as a way to drive down costs--and the best PM firms of course drive these savings to their ownership groups. 👉The influx of private equity capital into the space is driving up M&A fever, making some of these PE-backed firms on a tear to be acquisitive. Overall, this is a good thing for the space--because it enables the further professionalization of our business. BUT--owners should beware--far too often, we hear directly from owners being served by the larger, more M&A-focused groups that they are completely lost in the shuffle, and their property performance has been steadily deteriorating. The buyers were directed to us thanks to Veerman Asset Management's continued success in selling new construction multifamily properties over the past 2+ years. They were in a unique 1033 exchange—a variation of the 1031 exchange, utilizing insurance proceeds rather than asset sales. The Doma marks the 12th post-2010 property that Veerman Asset Management has sold since we opened our doors in 2022. As returns on risk-free investments decline, we foresee increased capital allocation toward alternative investment vehicles.
