Good luck to everyone tomorrow at the HMO Awards. I remember being asked to present at the last one and I was thrilled by the busy room and the relationships that I built from the day that are existing now have been incredible. There’ll be some deserving winners but this is my little shout out too to the unsung heroes. The ones who go under the radar, who don’t like the limelight and therefore would never put in an application for an award. I see these people daily on my travels. The backbone of the HMO industry is in place, not by people on social media or attending events, but by the many, many local hardworking landlords that excel in their very own micro-climate of a few square miles and provide essential, appropriate accommodation to their tenants. Often these guys are self-managing, front-line property owners. Low LTV, not a BRR in sight, attentive ‘landlordship’ and like onions of knowledge when they allow you to peel back some layers. If we were all in a pub, I’d be heard rabbiting on about HMOs at the bar and where I want my business to go, someone else would be taking selfies with someone from the ‘property glitterati’, another person would be tapping up people for angel investment and telling them how they can ‘beat the banks’ and, well, our unassuming landlord, who has more equity than the lot of us put together, would be sat by the fire with a dog quietly smiling. The HMO Awards is a brilliant idea, just the networking alone is immense. It’s genuinely the only thing I’ve ever got FOMO over not attending. I also think it makes people strive to be better. The tech community, the HMO managers, the boutique developers… It’s the ‘Met Gala of property’ - it survives on ego and self promotion. My ego was probably never higher than when I went up on that stage and did my talk. An ego floating up is a good thing as long as you don’t forget to come down too. So, here’s to all of the amazing hard work that the guys are doing to create and run the HMO Awards so successfully - what a job Vann Vogstad, Helen Turner Coho and the rest are doing! To me, it’s now a permanent fixture on the HMO annual calendar and is pretty ubiquitous amongst this HMO crowd. That’s some achievement. I’ll be FaceTiming the many friends that I have attending tomorrow to absorb as much of the energy as I can whilst I’m sat at home, beer in my hand. Big respect too to the unassuming grafter too. This post is for you.
