📢 NEWS: Lincoln Avenue Communities (LAC) is excited to announce that we have completed a major rehabilitation of GE Tower in Atlanta, GA. 🏡 GE Tower provides 201 units for residents earning up to 60% of the area median income for individuals and families in the Mechanicsville neighborhood. LAC acquired the property in 2024 and made a significant investment to renovate individual units, update common areas, implement energy-efficient features, and replace the building’s original elevators for our more than 200 residents. 👏🏼 Shout-out to our LAC team members who helped bring these renovations to life, including Jordan Richter, Matthew Klein, Etai Bernstein, Will Huebner, Alex Redmann, Gabrielle Codacovi Acerra and Michael R Kepple. Langley Boom: New Homes Race Ahead of Infrastructure : Langley, BC is experiencing a rapid transformation with new homes popping up along the 200th Street corridor. With over 6,000 approved in Willoughby since 2022, it's no wonder the area is buzzing with development. However, this exciting growth also presents a challenge. Local leaders caution against runaway growth as schools, rec centers, and hospitals struggle to keep pace. The Langley Chamber of Commerce echoes these concerns, emphasizing the need for infrastructure investment from all levels of government. While a planned SkyTrain extension and rapid transit are promising, the focus needs to be broader. The key to success lies in a coordinated effort to ensure this boom becomes a well-planned city, not just a sprawl of houses. Can Langley handle the influx? Case Study #24 clearly shows how retrofitting streets designed around the free flow of cars to be more walkable can attract healthy, affordable, and attractive development in disinvested neighborhoods. And, it can start simply by retrofitting an intersection.
The 24th post in my "32 days of Case Studies in Retrofitting Suburbia" project. Case Study II.24: South Dakota Avenue and Riggs Road, Fort Totten, Washington, DC, USA Many communities have underused publicly owned land that can and should be put to better use. Overly large intersections are a good place to look, as in the example where South Dakota Avenue crosses Riggs Road in the northeast periphery of Washington, DC, near the Fort Totten Metro Station. The intersection was reconstructed, liberating acres of wasted city-owned land and made it useable for infill buildings not far from transit. Two major new mixed-use developments in the neighborhood followed: Fort Totten Square and the Modern at ArtPlace. Each includes a community benefits package negotiated with the Lamond-Riggs Citizens Association (LRCA) to include major public space improvements, as well as an array of small grants and scholarships. The gradual changes, catalyzed by the transformation of a key intersection, promise new life for existing residents, especially older Black residents who stuck it out through difficult decades, and ample opportunities for new residents to arrive, thrive, and put down anchoring roots. With a partnership between King County Parks and the City of Bellevue, the Eastrail Wilburton Framework Plan earned the Judges Merit Award! The bold trail-oriented design transforms the Wilburton corridor into a thriving transit-oriented, multi-benefit neighborhood. Bellevue’s innovative 0.1% tax program is driving real impact through the Housing Stability Program (HSP)! In just two years, HSP has funded $16 million in affordable housing projects, supporting residents at 30% or less of AMI. The U.S. DOT’s Reconnecting Communities Pilot program continues to make a profound difference, with $607 million available in its final round of funding in 2024. This initiative is dedicated to reversing the legacy of infrastructure that has divided neighborhoods and communities. Funds can be directly utilized for capital construction, or outright removal of a dividing transportation facility! Notable projects include: Philadelphia: $158.9 million is being used to cap the Vine Street Expressway, paving the way for a new public park in the historic Chinatown neighborhood that bridges communities and enhances local spaces. Atlanta: Over $157.6 million will complete Phase One of the Stitch, capping Interstates 75/85 with a 4-acre park, improving local streets, and revitalizing the MARTA civic center station. These incredibly crucial efforts reflect a commitment to addressing historical injustices and building a more inclusive and connected urban environment. By focusing on restoring connectivity and fostering equitable development, the program is helping to create vibrant, cohesive communities across the country.
