Yesterday was a great day at the Pittsburgh City Council chambers! Thank you to Deborah Gross and her council colleagues who proclaimed May Affordable Housing Month, joining Pittsburgh with communities across the country that already acknowledge it as such. PCRG was proud to stand with affordable housing advocates like Catapult Greater Pittsburgh doing amazing work in the space — including through their Clinic for Legal Equity and Repairs (CLEAR), and programs for homeownership, closing cost assistance and home repairs. Pittsburgh is not isolated from the affordable housing crisis facing this country. The city is short of 10,000 affordable units. It also has some of the oldest housing stock in the country, disparities between Black and white homeowners, racist and outdated zoning policies, and predatory investors scooping up single-family homes. While the city is pushing policies to increase affordable housing opportunities, including a $31 million affordable housing bond and zoning reform, more needs to be done. Including: - Reimagining public housing agencies to increase supply. - A comprehensive statewide housing policy that includes investments in Whole Home Repairs and the Pennsylvania Housing Affordability and Rehabilitation Enhancement (PHARE) fund. - At the Federal level, lawmakers need to increase Low-Income Housing Tax Credits and pass the Neighborhood Homes Investment Act as well as the Stop Predatory Investment Act.  #AffordableHousingMonth

City leaders around the country are putting themselves out there with bold ideas and there is no reason STL can’t do the same. We have literally hundreds of millllllllions available from our Rams settlement (280M) and covid relief funds (226M) that need to be put to use. I get that we are in a hold pattern so we can decide how to best use the Rams settlement funds but lets not get excited about making 2% on our money. We have a responsibility to make investments in our region that will pay dividends for decades. This is a once in a generation chance to place some bets on our future. So where do we go from here? The city leaders asked the residents what they want to spend the money on which is a good thing however the answers were predictable infrastructure upgrades and increases to city employee pay. https://lnkd.in/gbF93fYW Basically residents said just do the job we pay you to do but do it better. Nothing exciting. Nothing new. Nothing bold. Where are the big ideas here? Where is the plan to transform our city? Where is the plan to stop the steady exodus of people and businesses? In 2022 and 2023, IHDA closed on $1.4 billion in multifamily lending and awarded state and federal housing tax credits worth another $1.1 billion in equity to finance the construction and rehabilitation of 8,707 affordable rental units for families, seniors, and persons with special needs. RSVP for April 18th at CPC at 6 PM: https://lnkd.in/g5zW9rHk Let's quickly dive into _bcWORKSHOP's +ONE report (Link to full report: https://lnkd.in/e4QA9gqU) The report looks at adding one more unit to existing homes in Dallas through ADUs, duplexes, and lot splitting. It answers the fear of what neighborhoods would look like with more housing. Spoiler: they will look almost the same as how we used to build neighborhoods. The report talks about Junius Heights and other older neighborhoods that already has this kind of Missing Middle Housing. We can build these kinds of neighborhoods all across Dallas, along with adding more housing in those older neighborhoods. It also goes into the many benefits for both homeowners and the city as a whole. And it makes clear that it's not the only way we should add housing but is a first look that will likely be what works for most existing single-family homes. For us to make these changes a reality, we need to show up April 18th

Q&A Housing: Ouch. It was a very painful watch last night. Politicians of both sides didn't answer any questions. They just went in to pre-rehearsed rambling. But what unfortunately become abundantly clear at the shows conclusion - this full blown housing / rent crisis is not getting fixed any time soon. Over the entire program there wasn't a single suggestion that would have the effect of delivering immediate positive outcomes. It was also uncomfortable to watch the current Federal Labor Housing Minister Clare O'Neil listen to the star of the program Grattan Institute CEO Aruna Sathanapally as if all insights were being heard for the very first time. At the end of the day, we have a full blown housing & rent crisis TODAY. As as a result, we need to preference strategies that will have a tangible effect tomorrow. Not strategies that will move the needle slightly in 5-10yrs time which is the current approach. As such, Federal and State Governments need to just copy what the Federal Liberal Party did during Covid. They got the RBA / APRA / ASIC / the Australian Banking Association in to a room and developed strategies that immediately assisted businesses and households (6mth loan deferrals / government subsidised interest rates / government security support for business loans etc). Governments today need to use the same approach but for property. They need to get everyone in a room (with firsthand real world experience) and only exit once they have tangible real world strategies that directly address the small items that are currently impeding shovel ready projects. We can worry about the 5-10yr small needle movers later. At present, housing solutions are so grossly fragmented, piecemeal, and poorly timed. At current approach, the housing & rent crisis will just keep chogging along. The longer it goes, the harder it will get. The harder it gets, the greater the damage. The greater the damage, the more expensive it will eventually become to finally fix way down the road.....Not good !!! #housingcrisis #rentcrisis #norealsolutionsinsight #notraction #property #QandA

Q&A - Housing: Unfortunately I am super nervous to watch Q&A tonight which will be focusing on Housing. I strongly suspect that the vast bulk of solutions will be impractical, or will carry real traction 5-10yrs down the track. A stark quote: "We cannot solve our problems with the same thinking we used when we created them in the first place."
