❓What makes a good deal from a seller's perspective? Having decades of experience in the buying and selling side of real estate has built a strong bank of knowledge and awareness for us to know what makes for a good deal for sellers. Here are the 4 main factors: 1️⃣ Speed: When selling property, understanding the timescales needs of the seller can be a key factor. Where speed is of essence, our processes and capital reserves allow us to offer and complete within 30 days. 2️⃣ Knowledge: Knowledge builds confidence. A buyer with good knowledge of the property market, buying process, and housing requirements will easily form a strong connection with a seller. We share our assumptions and sales figures for transparency. 3️⃣ Price: An offer price will of course determine a good deal for a seller. There will be many time wasters and low-ball offers, so making a realistic first offer will be respected and help build a strong relationship between buyer and seller. We arrive at an “in the region of” offer quickly and won’t waste the sellers’ time if we are not close to a deal. 4️⃣ Certainty of deliverability: A seller wants to trust that their sale will close. Creating certainty comes from Knowledge, Speed and Price. It also comes with the knowledge that won’t move the goal post mid-stream, as we do a lot of our due diligence up front.
