Here's some of my key takeaways after attending the recent PROPTECH Forum: • PH has around 6.8 Million housing backlogs • Estimated 8 out of 10 Filipinos do not have adequate acces to credit. • Digital transformation will streamline the real estate industry's processes. • Financial and technological literacy is highly needed to implement this. • Developers go through a lot of agencies in order to have a License to Sell. • It's more difficult to buy than to sell projects. • This is a highly regulated industry as it involves the most tangible asset class. • Traditionally an offline type of industry but Proptech will play a great role in moving forward. •Residential development will always be the bulk of the demand from the market. • Land purchase and construction material costs takes the most slice of the development affecting property prices. **A good number of business will come up in the coming years. A great opportunity for startup companies to solve some of the said challenges.

The Future of Real Estate Investments: Proptech, Fractional Ownership, and Beyond The #realestate market is experiencing a significant transformation, driven by technological advancements, changing #investmenttrends, and a growing desire for accessibility and diversification. As we move forward, understanding the emerging trends shaping the future of real estate investments is crucial. Proptech's Rise: Proptech, short for property technology, is revolutionizing the industry by integrating technology into every aspect of real estate, from online platforms for property search and analysis to automated property management solutions. A recent study by CBRE revealed that the global #proptech market is expected to reach a staggering $22.02 billion by 2027, highlighting its rapid growth and potential to disrupt traditional practices. Fractional Ownership Gains Traction: Fractional ownership, allowing individuals to invest in a portion of a high-value property, is gaining significant traction. This model allows a wider pool of investors to participate in the real estate market, previously restricted due to high entry barriers. According to a report by Savills Investment Management, the global fractional ownership market is projected to grow at a CAGR of 13.5% over the next five years, reflecting its increasing popularity. Alternative Investments Emerge: Beyond traditional properties, investors are exploring alternative real estate investment options: Real estate investment trusts (REITs): These publicly traded companies own and manage income-producing real estate, offering investors access to a diversified portfolio without directly managing properties. Real estate #crowdfunding platforms: These platforms allow individuals to invest in commercial or residential real estate projects, offering potentially higher returns but also carrying higher risks. Debt funds: These funds invest in #mortgages and other real estate-related #debt instruments, providing a fixed income stream but requiring careful due diligence. Opportunities and Risks in the Evolving Landscape: While these trends offer exciting opportunities for investors, they also come with potential risks: Technological dependence: Proptech solutions rely heavily on technology, and security breaches or technical glitches could pose challenges. Regulatory uncertainty: The regulatory landscape for proptech and alternative investments is still evolving, potentially impacting market stability and #investor confidence. Market volatility: The real estate market, like any other, is subject to unforeseen fluctuations, and carefully chosen diversification strategies are key. The real estate investment landscape is evolving, and investors can stay informed by keeping up with emerging trends such as proptech, fractional ownership, and alternative options to make informed decisions.
