Here's some of my key takeaways after attending the recent PROPTECH Forum: • PH has around 6.8 Million housing backlogs • Estimated 8 out of 10 Filipinos do not have adequate acces to credit. • Digital transformation will streamline the real estate industry's processes. • Financial and technological literacy is highly needed to implement this. • Developers go through a lot of agencies in order to have a License to Sell. • It's more difficult to buy than to sell projects. • This is a highly regulated industry as it involves the most tangible asset class. • Traditionally an offline type of industry but Proptech will play a great role in moving forward. •Residential development will always be the bulk of the demand from the market. • Land purchase and construction material costs takes the most slice of the development affecting property prices. **A good number of business will come up in the coming years. A great opportunity for startup companies to solve some of the said challenges.

⚡️This week, Center for Real Estate Technology & Innovation venture board members Vince C. and Ashkán Z. shared their insights into the Dallas proptech market with Philip Russo at the Commercial Observer. “Since then, $2.3 billion has been invested in equity rounds in proptech companies, with $450 million invested in Dallas-Fort Worth-based proptech companies, and $860 million invested in Austin-based proptech companies,” said Zandieh. Included in those investments is $43 million invested in CrowdStreet, an Austin-based commercial real estate investing platform; $20 million in TestFit, a Dallas-based site planning software company; and $15 million in Austin-based Setpoint, a warehouse securitization management platform, he added. In addition, since 2020, 47 percent of Dallas-Fort Worth-based proptech companies have raised a pre-seed round, while 24 percent went to seed stage rounds, said Zandieh. “I do see more and more groups in Dallas regularly involved in conversations in proptech fundraising rounds, and more as advisers in different capacities,” said Cicciarelli. “That’s become a lot more prevalent in the last couple of years.
