I wanted to share negative feedback I received this week 👇 “Your product costs more to our consumer” This has been a few agents response about the application cost for prospective tenants in rentals they manage. I know it’s a concern for agents, however, We chose that price point for a few reasons, but here’s the biggest one: If a landlord has an eviction, after using a tenant screening software recommended by their agent, how does it make the agent look? Not good. Especially when the agent hopes to sell the landlords’ home down the road. Our price point reflects an extension past the typical credit check. It’s an all encompassing and comprehensive background check, painting a full picture of your future tenant. And as the agent, it’s so important to get this first step right. If there’s a small chance you can: 1. Prevent an eviction 2. Save your client thousands 3. Sell your clients home in the future Wouldn’t you pay slightly more for that opportunity? P.s. remember, the landlord is the consumer too, not just the tenant

Today I came across an announcement from RealPage that mentioned that its ‘redefining the resident experience’, which is an experience long overdue for refinement, but… The thing that caught my eye was a comment from a well-known voice within the industry that mentioned “…the future is loyalty”. To that, I agree that will be the case for multifamily and we’re lagging behind other industries very hard, and to me that plays a larger role with brand recognition as well. Focusing on the loyalty piece, there are really only two outcomes from loyal customers, improved retention and increased referrals. That’s. About. It. From a retention standpoint, there are so many things that our industry can do to reward renters for positive experiences/interactions, while helping them feel more comfortable and meet new neighbors at their community. Making a decision to leave a community is much more difficult when you’re leaving friends and a lifestyle… From a referral standpoint, I am curious to see how the industry connects loyalty 🤝 referrals, especially since we’re all quite aware that the “traditional” way of referrals is quite archaic and generating ~1 referral/quarter, unable to displace or offset any other marketing expenditures. Yes, loyalty is big, very big…but finding a way to activate loyalty in a way that your renters find appealing (Gen Z is here) is the bigger challenge. #propertymanagement #studenthousing #multifamily
