A Balanced Perspective on the Leasehold Sector In light of recent BBC reports on the leasehold sector, I wanted to take a moment to share my thoughts as someone deeply involved in this industry. It’s undeniable that, like any other sector, there are rogue managing agents who fail to meet the standards expected of them. However, it’s important to maintain perspective: these instances, while troubling, represent a very small minority. From my vantage point as a contractor with a holistic view of the industry, I can confidently say that 99% of managing agents and businesses work tirelessly to keep leasehold blocks safe, well-maintained, and fit for the communities they serve. These professionals are dedicated, knowledgeable, and often go above and beyond to ensure that residents can feel secure in their homes. Just last night, I had the privilege of attending an event celebrating the trailblazers of this industry—those who are leading the way in innovation, safety, and best practices. It was inspiring to be surrounded by so many dedicated individuals, and it’s upsetting to wake up today to headlines that paint the entire sector in a negative light. I completely understand that some leaseholders have suffered and that their stories must be shared. The actions of rogue agents should be called out, and reforms must continue to ensure fairness and transparency. But I also hope that this coverage doesn’t make the lives of property managers—who already face immense pressures—even harder. The industry is filled with passionate professionals who work tirelessly to protect and enhance the homes of countless residents. Let’s not allow the actions of a few to overshadow the commitment and progress of the many. Instead, let’s continue to hold space for necessary change while also recognising and celebrating the good work being done every day. https://lnkd.in/em8-nsKr

Did you know that selling your rent roll isn't as simple as it seems? When it comes to a smooth transition, it's all about hitting that magic number: 90%. That's right, Matt Ciabella from MC Rent Roll Broking says, "Every time it should be minimum 90%." So, what does this mean for you? When you sell your rent roll, you're essentially transferring the management of properties to a new real estate agency. The tricky part? Getting individual property owners to agree and sign new management agency agreements. They also need to provide proof of identity, and trust us, not everyone is eager to jump through these hoops. But here's the kicker: not every landlord will make the switch, and that's where the 90% comes in. If you can transfer at least 90% of your clients, you're in good shape. LEASE RENEWALS - Not very 'sexy' you say?? Sure, this part of a property management service can often be overlooked - but boy is it important! Tenants want to feel secure in their homes, and a fixed-term lease provides this assurance. Property owners also want security in fixed-term leases, so they can plan their financial strategies which rely on a regular rental income. Lease renewal management is a surprisingly complex process, requiring high negotiation skills on the part of a property manager. We negotiate new lease terms on behalf of our lessor clients while ensuring they meet their obligations and their tenants are treated fairly. In fact, new laws introduced over the past year regarding rent rises and minimum housing standards have made the lease renewal process even more complicated. All the more reason to have a professional managing agent represent you. Why would anyone want to manage their own property in these challenging times??
