Good Tuesday morning to you! Did you know that Memorial Day was originally called Decoration Day? Being prior military, Memorial Day is always a day of deeper respect and understanding of the “Ultimate Sacrifice” that many paid, so I have the freedom to do many things; like express myself in these emails and posts on social media. Even though I don’t want to minimize my service, or any other person who served; those that lost their lives and their family members are whom we must really remember. From the bottom of my heart, I want to send out a sincere, “Thank You” to all that have served, and a special note of admiration and respect for those who have fallen while protecting our freedoms. The Report makes a connection to the Fed’s reluctance to cut rates to the cost of wood products. I really find humor in this because they are just now writing about it. It’s as if they have been trying to avoid it, but there is nothing else they can say, or excuses they can come up with as to why our industry has been sliding. I say this frequently, because I think we can get lost in the fact that we live in a very niche market, much the Northern VA area, and we have not been impacted like most of country has. Here are some staggering stats: Half of U.S. households are unable to afford home exceeding $250k 77% cannot afford the median priced SFH at $495,750 with a rate of 6.5% Remodeling spending is expected to decline another 7% in Q4 2024 Repair and Remodeling make up 40% of the softwood lumber demand Existing home sales down 1.9% in April Median price up 5.7% from April 2023 Inventory up 9% from a month ago Building permits for privately owned homes down 3% for April 2% below this time last year The silver lining in all of this, is that lumber prices should remain pretty stable due to the fact that many cannot afford to build or remodel. Market makers will be reluctant to upset the apple cart any more than our great administration already has.
