A roof is not a water proof system, it’s a water diversion system. The best way I can describe this: a submarine lasts underwater, your roof would not last if submerged. They do their job well, depending on who installs them and materials used. That said, there are price points for a typical roof from around $10,000 to $30,000 for most single family homes. This roof was $10,000 including some siding work. I’ll start on the low end. After this roof was installed, we had multiple leaks. One was obvious, no flashing on a skylight. Water was pouring into our bathroom every rain. 2 were not obvious, but I checked up in the attic and saw water in a heavey rain. They came back to fix those issues, after multiple phone calls. It diverts water well now. I also had to repair some drywall after it had been water damaged. At the $10,000 range, I got a 1 year warranty, leaks, and had to pressure them to come back. Materials selection was cheap. No real fungus protection. Around the $20,000 range you start to get quality service, materials, and a decent warranty, likely around 25 years, based on the quotes I’ve seen. At $30,000 you get the best roof, installed by the best people, top notch customer service, and usually a 50 year warranty all from a company that’s been around for years. Also a 25 year warranty for fungus on the shingles. For CAPEX planning, you’re likely best around mid range. That’s a solid roof with warranty and you won’t have any issues. I could be replacing this one in 15 years. Low end is for homeowners like me who have the time to check up on it, crawl in the attic, replace the drywall, and can get the workers back out to fix issues. High end is for dream home owners, who never want a water problem, and want backup if there ever is one. Financing is available at most places as well, so you can pay over time if needed.
