I just wrapped up an inspection on a new build, and let me tell you—there are hidden issues that can quickly turn into costly problems if they go unchecked. Good morning, everyone. It's Pierre. The overview property inspection. I am conducting an inspection on a new build. With this particular situation, the builder had a clause in the agreement that the clients weren't allowed to do a property inspection prior to possession. And so here we are. They've just moved in and let me go over a few things that we have found on this property. May want to consider renegotiating to ensure that you have a third party inspector prior to possession. OK, so as mentioned, this is a new build and this is how they got possession debris everywhere. Have a look at what we're finding here. These people have small children. We're seeing razor sharp blades in the basement. We've got some leaks that are occurring. Which is unfortunate, but this is what we're seeing now. Let's have a look at this drywall install. This is required behind an appliance for fire barrier. Look how nicely installed that is. OK. We've got wood that's been embedded in the concrete to support the meter about this one. SMART supported anything. Now one thing I want you guys to be mindful about and if you are buying a new property, this is what I want you to look at, OK? We are in the basement and a lot of times we've got the. Exterior frost walls in the basement. Now this will be in front of the foundations a lot of times at the top plate and at the top where it ties into the rim. If you got an insulated rim board like this house, there's often gaps and voids behind that top plate and this will lead to condensation. I've actually seen it on a houses with that are a couple years old that have mold behind there because of the freeze and thaw cycles that occur in our climate and just something. For you to be aware of, OK. So let's look at some of the floor framing. I've got some. Racing that are poorly connected. A couple inches too short. Cross bracing that's poorly attached. Got disconnected and broken heat supplies there. Now, another thing for you guys to be aware of is if we look at this beam here, this beam is continuous, OK? And So what happens is the house will settle, you're going to have a continuous. Drop in the floor. OK, now if we look at this beam, this runs the span of the house. But if we look here. We actually have a splice. OK, And So what happens is as the house settles where this bears, you're gonna get a transfer of weight. And so you're going to start getting humps in the floor. And so we're already seeing that condition if we stand at a distance, flip my camera over and you look at this beam. You'd see it's high in the center and then as it runs along the perimeter it drops a little bit. Well, what do you think that's gonna do to the point load at that point load is going to continue across all the way up. And so on the main floor, we've got a big hump in the floor and then we also have a huge hump in the upstairs in the second. Upstairs bedroom I believe it was, or maybe in the bonus room. But if you are going to build a property, you may want to try to ensure that you have a continuous beam all the way across, not have splices in it. You will help minimize this condition. Not to mention, let's look how they connected this. Nice splices. Nicely done. OK, this is another mind-blowing one if we look at this, at this. Two by fours. So this is a normal 2 by 4, right? Right there and then we look at this. Stack. You'll notice it's discolored. If we look closer, we're going to start seeing some concrete residue. OK. Well, here's the thing. This. Lumber was actually used in the forming of either the driveways, sidewalks or even the foundation. And what we do to ensure that the concrete doesn't stick to the lumber is we're either going to put a release agent on the lumber so that the concrete doesn't bond. Or we put diesel fuel yes, diesels often used as a cheaper alternative. Well, when I'm smelling this this lumber, there's a knarley off gassing and so here you are buying a brand new property thinking that there won't be any defects. And you've got off gassing from either the release agent. Or the diesel fuel? That's a first for me. Now let's look at this this connection point. We got to remember this is passed by the city, so where's the accountability? I'd be. I'd be. Pretty upset if this was my new build. And one other thing to mention is a couple weeks back. We posted a picture showing that there was a dryer vent that wasn't even. Connected properly on the roof, they've forgotten to install a popular. Flashing or. Gooseneck and so water was spilling into the home. OK, so. Some for you guys to be aware of if you need your property inspection, especially an 11 month warranty inspection. “This home looks great, I don’t think anything major will come up on the inspection.” Even if you walked through 20 times, two of the biggest areas for repairs aren’t visible on a walk-through. Oregon isn’t exactly known for being dry. Water related damage and mold are some of the most common items I see on inspection reports. Those are going to primarily pop up on the roof/in the attic and in the crawlspace. If everything looks great on a walk-through, that’s still a great sign. But even a new construction home can have mold. No matter how confident you are, Even if you agreed with the sellers not to ask for repairs, Get a home inspection. Peace for your mind Prosperity for your future wallet.
