“This home looks great, I don’t think anything major will come up on the inspection.” Even if you walked through 20 times, two of the biggest areas for repairs aren’t visible on a walk-through. Oregon isn’t exactly known for being dry. Water related damage and mold are some of the most common items I see on inspection reports. Those are going to primarily pop up on the roof/in the attic and in the crawlspace. If everything looks great on a walk-through, that’s still a great sign. But even a new construction home can have mold. No matter how confident you are, Even if you agreed with the sellers not to ask for repairs, Get a home inspection.
