Wayside Amenities! NHAI defines wayside amenities as “The wayside amenities will provide rest and refreshment for highway commuters during their journey. There would be restaurant, food court, dhaba, fuel station, minor” As the humanity is progressing so have progessed our real estate product mixes which were more capex intensive and less revenu making to low capex and high revenue making assets. You go to a standard roadside dhaba and just compare revenue generated per sqm to a well developed road side amenity consisting of hotels, fast food joints, retailers, refreshment shops you will find there revenue generation capacity is higher than the latter one. Dhabas owners can’t be blamed for this because putting it simply there product mix dosent allow them more revenue generation. As the only part of there product mix which is leading to revenue is your main food serving area. Whereas our highly evolved product mix of modern day wayside amenities is having more transactions per sqm due to parking, refreshment shops, fast food joints, main restaurant area and etc. Capitalism is changing the way we look at things. Capitalistic zeal of putting in more money and generating hefty profits effects are physcology so much we think in terms of money only. Shedding Light on Dark Kitchens - Londoners have enjoyed home delivered ‘take-outs’ for generations, however the introduction of ‘apps’ has led to a transformative boom in the take-out industry and is having implications for how we use, plan, build and manage London spaces and streets to accommodate what looks like an irreversible change in how we consume food. The rise of the ‘dark kitchen’ where the food is prepared has implications for planners and communities – where should they be located, what should they look like and how should they be managed? Where are the current London ‘hotspots’ and what have we learnt so far? And once your meal has left the kitchen and is on its way to you, how do we ensure the welfare of the delivery drivers and Londoners is ensured? The drivers need access to well maintained toilets and break areas and Londoners need to feel safe on pavements and pedestrianised spaces. And what does it mean for London’s hospitality industry? Is ‘wok-from-home’ a threat or opportunity to the restaurants who rely on the IRL experience (in-restaurant). While many restaurants had already been suffering from high rents & other factors, over 4,500 in NYC, were forced to close due to Covid, but for others, a loosely regulated plan gave owners the opportunity to erect sheds to offset indoor dining restrictions, often doubling their businesses. All this is about to end starting on #August3rd!
