I sat down with Francisco Alvarado from The Real Deal, & he asked: ⬇️ Is it a landlord’s or tenant’s market in Miami’s restaurant scene right now? The answer? It’s a clusterf*** of both. Sure, there are some shiny, move-in-ready spaces on the market (second-gen spaces are the holy grail, by the way), but landlords are out here swinging for the fences with their rent demands. $120-$130 per square foot for a spot in South Miami? For second-gen space? You’ve got to be kidding me. Unless you’re serving gold-flaked burgers, good luck making that math work. Why Are Prices This High? 1️⃣ Everyone Wants a Slice: Miami’s still the “it” city. People who couldn’t get in before are lining up now, hoping there’s still room at the table. And landlords are milking that demand for all it’s worth. 2️⃣ Second-Gen Spaces Are Like 💎 : These spots come with all the bells & whistles—hoods, grease traps, the works. That saves tenants a fortune in build-out costs, so naturally, landlords price them like they’re beachfront property. 3️⃣ It’s Not Just Miami Locals: Every restaurant owner & their cousin from around the globe is trying to plant their flag here. More competition means landlords hold all the cards & can charge whatever they want. 🔑 What’s the Move? Trying to open a restaurant in Miami? Here’s what I tell my clients: ✔️ Don’t Let Rent Be Your Kryptonite: If you’re paying rent that eats up your profits, what’s the point? Know your numbers & don’t sign something that’ll put you underwater faster than a bad Yelp review. ✔️ Get Off the Beaten Path: Wynwood & Brickell might look sexy, but that rent isn’t. Look at neighborhoods like Little River, where you’re not battling a million people for the same overpriced square footage. ✔️ Call Someone Who Knows the Game: That’s where we come in. We hear a lot about the death of malls. It is true that some malls are struggling, but that's not because consumers have given up on physical places and spaces. Indeed, the view that people don't like shopping in person is largely nonsense. Malls that struggle tend to be those that have simply not evolved with changing consumer tastes and needs. As they've become dated, shoppers have found other places to take their business. It's interesting to read about how Simon Property Group is trying to correct this at Southdale Center in suburban Minneapolis. It is investing $400 million to transform the center with pickleball, luxury apartments, a hotel, new stores, co-working spaces, and more.
