Plymouth Community Homes has submitted plans to build 125 much-needed new #affordable homes in Southway 🏡 PCH plans to create 125 new, energy efficient affordable homes which will result in lower running costs and reduced energy bills for residents and include accessible and wheelchair standard homes. The scheme would include a mixture of 2, 3 & 4 bedroom detached and semi-detached homes as well as one-bedroom apartments. Of the 125 homes available for affordable rent, 81 properties will be made available for social rent for local people in housing need, and 44 homes will be offered for shared ownership purchase through SO Living. All homes would have access to amenity or garden space, with green communal spaces proposed for the apartments, coinciding with a blend of traditional and modern architectural elements throughout the development. Parking provision is also included in the scheme, with a total of 221 vehicle parking spaces, including 97 electric vehicle charging points, along with secure and covered cycle parking. New life is expected to come to an old tower, as developers are pressing ahead with converting the former First National Bank building at 115 Pine Ave into housing. Preserved in its early 19th-century design, the historically registered building would be converted from offices into 70 residential units, pending the approval of the Long Beach Planning Bureau. You may know it for the basketball, but you should probably get to know Spokane, WA for something else: its urbanism. Spokane is where most fundamental concepts of modern urban planning come to life, including the Central City Line (Bus Rapid Transit), Riverfront Park (Downtown Public Space), Kendall Yards (New Urbanism), and the Monroe Street Revitalization (infrastructure right-sizing). Key words here are "come to life". I spent grad school and my early career (largely car-free) in Spokane during the thick of these transformations, and can attest to the immense value and enhanced quality-of-life created by the City's unique brand of results-focused urbanism. Are they gonna pull off missing middle next? A dream team of architects has planning permission to convert a former ironworks in the old Sussex market town into a sustainable new community for all, with low-rise flats, courtyard gardens, electric car share and more. If built, it could spearhead a transformation of British housing Imagine a new district of an old town, made up of multiple good things. Its blocks of flats, mostly four or five storeys high, would achieve what’s called “gentle density”, which means getting a good number of homes on to a piece of land without it feeling overcrowded. Their shared courtyard gardens, based on Danish and Swedish models, would help foster community life. It would be a place for all generations, different tenures and levels and affordability, of creative work and leisure as well as its energy-efficient homes. It would be designed by skilful and scrupulous architects and engineers, using materials such as cross-laminated timber and hemp to minimise its environmental impact. https://lnkd.in/efw_wgPb

Smart cities are popping up everywhere, with all sorts of camouflage: "In Sen̓áḵw’s case, it’s Indigenous by design, whatever it might look like to others. The project offers exciting architectural possibilities which could be replicated elsewhere by Indigenous leaders: a focus on communal public spaces rather than private yards, walking paths over parking spaces and the incorporation of Indigenous languages and designs reflecting thousands of years of site-specific history. And rather than taking an incremental approach to development, with concessions to nearby homeowners, the projects at Sen̓áḵw, Iy̓álmexw and Heather Lands consider the entire community—including those who don’t yet live there, and those often marginalized by city planning, such as renters, non-drivers and, obviously, Indigenous people."
