🌍 Not Every Meeting Achieves the Initial Goal—But It Can Still Be Valuable 🏗️ This week, we met with a potential client whose vans, scaffolding, and cranes are a familiar sight across Scotland and the North of England. Having been involved in the construction of some of Manchester, Glasgow, and Leeds’ most iconic buildings, their work has helped shape the urban landscape for over 15 years. As their focus is on fitting and managing projects—using designs developed by external teams—they aren’t currently eligible for R&D relief or grants. However, through our discussions, we identified potential routes to complement their strategic inward investment. Major project milestone unlocked for ETRO’s first Passive House project. We achieved the key Passive House air tightness criteria for the West Building of our Brightside Community Homes Foundation project. For a building to be certified as a Passive House, it must meet key criteria. We’re proud to announce that Brightside has exceeded the required air tightness result of 0.60 air changes per hour at 50 pascals pressure. To our delight, we surpassed expectations on our first (and only) test with a result of 0.45 air changes per hour. We strongly believe in the meaning behind our commitment to the Passive House certification. The following question comes from me, personally. Though I work for an architecture practice and I've been on the Architects Registration Board of NSW for 4 years(as a non architect rep for the property sector: I retire from it at the end of October), the question is mine and mine alone(I speak for myself only and sometimes not even for me!). It is this: Have architects in NSW fully appreciated that the Architects Act of 2003 is about to be repealed and what that might mean for the profession? Have they discussed it and made their views clear to those proposing this change as part of the new holus bolus Building Act: babies, bathwater and all that, come to mind. Sorting out dodgy builders is a noble act with my complete support. I'm just not clear why the Architects Act needs to be repealed to achieve this. Discuss.

In line with Government Digital Policy we are moving away from a paper based system which is tied to office opening hours and towards an electronic process which can accept applications 24 hours a day, 7 days a week. This week marks three years since the collapse of Champlain Towers South and the deaths of almost 100 occupants. If we are going to incentivise high rise strata schemes with #TODs we must 1) ensure they are built properly (kudos to David Chandler OAM for his work) and 2) institute regular GOVERNMENT inspections. We know unequivocally, that despite clear, statutory obligations to repair, many schemes do not do work, even basic maintenance like painting. Maybe they don't understand, maybe they don't care or maybe they genuinely cannot afford it, but a system that relies solely on lay people to manage complex high rise infrastructure will not work. This is also the reason architects, planners, designers, councils and state government must think carefully and realistically when making infrastructure common property in strata and community schemes and shared facilities in stratum. #strata #infrastructure #housing #construction #surveying #condo #councils #architecture #planning https://lnkd.in/gH-yxS-e
