Alternatives Dashboard || Q2 2024 (with a focus on our global listed property hedge fund, i.e., the Catalyst Alpha Global Real Estate Fund) The global listed real estate sector is navigating through a landscape of opposing forces: 🔹 Positive Fundamentals: Strong growth in distributable earnings and attractive dividend yields make for a compelling total return prospect in well-managed companies. 📈💰 🔹 Challenges: The sector faces pressure from a changing interest rate narrative and volatile bond yields. 📉 🔹 Tech Sector Influence: Traditional value sectors, including real estate, are taking a back seat to the AI sector. To put this into perspective, the tech-heavy Nasdaq composite delivered a return of 18.1% YTD, led by the Magnificent Seven, while US developed listed real estate delivered -0.8% in USD. 📊 🌟 Opportunity Ahead 🌟 We see listed real estate as attractive at these levels. With central banks starting to reduce rates globally, listed real estate should benefit from improved sentiment and earnings. The lack of new supply due to onerous funding terms over the last two years should create favorable demand-supply dynamics in the medium term. 🏠📉 💡 Throughout the quarter, our Catalyst Alpha Global Real Estate Fund continued to recycle relative winners into higher conviction opportunities with better risk-adjusted return outlooks. The fund is positioned in defensive sub-sectors with strong growth prospects, competent management teams, well-defined strategies, and robust balance sheets.
