A great seminar hosted by Property Week! The industrial and logistics sector is undergoing a transition to electric vehicles and with that comes opportunities and challenges for landlords of I&L sites. The speakers touched on the following drivers for change: supply chain decarbonisation, to meet government targets and to address environmental concerns and embrace sustainable practices. There are a number of opportunities for developers/landlords: (1) to develop assets/infrastructure which support the logistics tenants supply chain transition to electric vehicles. Sheds with EV charging attract a premium on those leases; (2) developers are able to control access to power, set a tariff, collect fees from charging and access energy data for ESG requirements; and (3) consider putting infrastructure in place at the development stage to avoid a retrofit later down the line. Once you have tenants/occupiers in situ it becomes harder to put the infrastructure in place. The window of opportunity is now to attract the premium rates for developers/landlords. Some of the key challenges are: (1) understanding the specific requirements of the logistics tenant (now and in the future), the scale of their operations and the software required. The need for experts to ascertain the energy output required at a building to facilitate that occupiers operations; (2) understanding when charging is required i.e. by ascertaining how the occupiers EV fleet operates, how they move around and their schedules; and (3) grid capacity and waiting times for connections.

Uber's Camiel Irving joined #SXSW recently for 'The Future of Fueling: Deploying an EV Fast Charging Network' panel. Hear what she and fellow panelists shared about access, infrastructure, communities, and more, as the world is accelerating towards an all-electric future: "For the next wave of infrastructure, it's really important that we focus on urban centers. There's this language that has developed - charging deserts. And if you're not familiar, a charging desert is a geography where there's not a lot of access to charging infrastructure. And like many deserts, that ends up being in Urban cores. So it's really important to me, and to us at Uber, that we are able to bring access to charging into those urban centers and historically underserved communities. The Ride Clean Mass initiative, unveiled just yesterday, offers an additional $6500 discount on new vehicle purchases for Taxi companies and RideShare Drivers (Uber/Lyft). This incentive complements existing programs, allowing eligible individuals to stack incentives! By qualifying, you can access a federal incentive of $7500, Mor-EV for $3500, and Ride Clean Mass for $6500, totaling $17500 (potentially more with Mor-EV+ eligibility) in savings towards a new vehicle. Additionally, consider National Grid's incentives for home charging to further enhance the benefits. In Massachusetts, nearly 80 million rides were provided by Transportation Network Companies (TNCs). The introduction of this initiative holds significant potential in transforming our streets, and I am so excited to see how it will develop! #EVIncentives #ElectricVehicles #CleanTechnology #Sustainability
