The projects: 2919 Wilshire Blvd: An eight-story, 127-unit building with ground-floor commercial space and underground parking in the MUB zoning district. 1420-1422 20th St: An eight-story mixed-use building with 50 residential units, 10 deed-restricted affordable units, a 40-room hotel, and ground-floor commercial space. On Monday, August 12th, Andrew Watkins and the JZMK team, alongside City Staff, presented an update on the Moraga Canyon Specific Plan with the Piedmont Planning Commission. The workshop aimed to gather support and feedback on the proposed architectural styles for the new multifamily residential development. The Planning Commission provided valuable insight and endorsed the proposed styles. Once the Administrative Draft of the Specific Plan is ready, the Commission will review the full document and offer additional feedback. Town Center Zoning would enable modest, mixed-use apartment buildings in low-density commercial corridors. Many existing commercial corridors are intended to be zoned to allow low-density mixed-use buildings, but today’s restrictive zoning makes it nearly impossible to construct new ones that match those built before the current zoning regulations. Current height and floor area limits are lower than what is realistically necessary for mixed-use construction, and parking requirements are excessively high. As a result, many commercial corridors are left with underutilized single-story buildings. Reintroducing modest, mixed-use apartment buildings would bring back a classic New York City building form, ensuring that new buildings resemble those constructed before the current restrictive zoning code was enacted. With many underutilized commercial sites across the city, this proposal has the potential to add significant housing capacity, while also supporting local business districts. #cityofyes #developmentsites #developmentsiteadvisors #nyc #weknowzoning

We are through the Franklinton commission. We plan to continue on to the department of development in the city of Columbus on our proposal. We want to prioritize housing first. Franklinton commission wrote one of the most thorough opposition to our proposal I have ever seen. We plan to continue to work closely with the affordability aspect and parking reductions and maximum highest and best use development as well as property rights. I'm very confident in our position and that a version of our proposal will be approved. My own opinion is the zoning and entitlement knowledge of the commissions is far too great and the zoning and review boards should be dissolved. That's extreme but talk to any developer who's been through this tedious process. Just so everyone knows a little bit about rezoning applications, there have been projects opposed by commissions, the development commission downtown that have still gone to city council and been passed. We want to take a large scale vertical project to city council and get commentary. Continue to follow along! While this is an aggressive proposal it's exactly what we need in our city. Planetizen | Peter Calthorpe calls this the “grand boulevard” strategy, noting that it “could be implemented with a basic form-based code with zero parking requirements.” “A 15 percent inclusionary zoning requirement would create 300,000 affordable housing units in the Golden State.” That strategy is central to a 2023 California state law, AB 2011, which allows for more mixed-use development and higher density in certain areas. “Using UrbanFootprint software, Calthorpe analyzed a 43-mile commercial corridor between San Francisco and San Jose, the El Camino Real. Reimagining this as a grand boulevard allows 3,500 acres of infill development, with up to 250,000 dwelling units—some with ground-floor commercial space.” Infill development on Bay Area commercial corridors could create over 1 million new housing units.

The Good Design for Housing Map has been released today by the NSW Government showcasing good examples of Housing to the people of NSW. It is interactive, easy to use and allows for people to locate and visit the 100 projects showcased. Abbie Galvin of Government Architect NSW Government Architects Office indicates on the good design showcase : “The featured homes strike the balance that’s needed to preserve the character and value of existing neighbourhoods, while catering to people’s changing housing needs.” AJH+ is delighted to have two projects contributing to the high quality showcase and one project highlighted as “A Feature Case Study”. In Part I of this article, we discussed what zoning is, the history of zoning, and the seeds of the housing crisis that zoning produced. In Part 2 we’ll look at solutions. The relationship between zoning and the housing crisis is complex, as discussed in Part I. Many of the consequences of early zoning rules are still embedded in the urban infrastructure of cities today, and have continual effects on groups of vulnerable people. For those working in urban development, the search for solutions to these problems is a complex one.
