    What a fun night! 🎉 Big thanks to KTGY for hosting and to everyone who came out for last night's land use and urban planning trivia—it was such a great group. This was all part of the Urban Land Institute’s NEXT program, and the conversations about planning, permits, development, and even pop culture were on point. Data from ATC guided the trivia questions and debates!. It was fantastic to see how the insights sparked discussion and even created some (healthy) competition. .     What’s Next for LA’s Housing Future? On December 10, the LA City Council will decide the next steps for several key planning initiatives, shaping the city’s housing future: 1️⃣ Citywide Housing Incentive Program (CHIP) - Approved by the PLUM Committee, CHIP focuses on incentivizing housing production. - While some amendments have been proposed, the City Council will review whether to consider requests to include single-family zone changes (not recommended by the Planning Commission). 2️⃣ Housing Element Sites & Minimum Density Ordinances - These ordinances are critical for aligning LA’s zoning and housing goals with its state-mandated Housing Element. - The Housing Element outlines LA’s roadmap to accommodate over 450,000 new housing units by 2029, ensuring affordable, equitable housing opportunities across the city. 3️⃣ Resident Protections & Adaptive Reuse Ordinances - Aimed at safeguarding tenants and promoting adaptive reuse of underutilized buildings for housing. Why It Matters: The City Council’s decisions will directly impact zoning policies, housing development incentives, and tenant protections. These discussions are pivotal to achieving LA’s housing goals and implementing the Housing Element strategy effectively.     🚧 The Santa Monica Architectural Review Board meets this week to review two mixed-use developments, including an affordable housing project under the Builder's Remedy. The projects: 2919 Wilshire Blvd: An eight-story, 127-unit building with ground-floor commercial space and underground parking in the MUB zoning district. 1420-1422 20th St: An eight-story mixed-use building with 50 residential units, 10 deed-restricted affordable units, a 40-room hotel, and ground-floor commercial space.
