This is a bullshit news story ... an infomercial (lobbying story) for global capital markets entering retail asset markets and competing against families. The issue with Australia's housing market is not a lack of demand for new housing. The issue is with the lack of supply, driven by excessive costs. Australian residential property prices are too high and have become unaffordable to Australian families because our political leaders and apparently some of our journalists have allowed themselves to be captured by elitists. This story by Nabil Al Nashar at Australian Broadcasting Corporation (ABC) is garbage. We regularly see the same sort of reporting on Australia's housing market from Guardian Australia. Our housing market is a bonfire, and their idea is to throw a can of petrol on the bonfire to see if that might help. Neither the ABC nor Guardian Australia understand the role of small to medium sized businesses (home builders) and the issues associated with price inflation being driven by the Australian Public Sector. And that is reflected in their journalism. Karen Middleton, Crikey, Australian Broadcasting Corporation (ABC), how about your teams investing some time in understanding why the economics of home building in Australia has become unbalanced and then advocating for supply side policies to restore profitability to the housing construction market (even as the price of housing gently falls).

Joseph had a good chart and questions about housing investors fleeing Ontario and heading to Alberta markets (primarily Calgary). https://lnkd.in/g4sPdhU4 Being from Alberta and having worked with both Ontario and Alberta real estate development- my take is that Alberta's relatively permissive development approvals system is well positioned to ramp up and match demand, while Ontario's generational quagmire in planning approvals prevents this. So, short term investors could make some gains flipping in Alberta- but expect this to moderate as production spools up and supply hits the market in the 18-24 month horizon. Most housing, even up to mid-rise, is also stickbuild in Alberta, which is fast to produce. Ontario is a different story- supply is going to remain constrained and continue to erode against population. Using a ratio of Housing Completions vs Population, I updated a piece I published last year and added in 2021-2022 to the 5-year series. This has a very interesting article on housing in Australia (thanks for sharing Matt Devine ) that also has relevance to the UK market. Link in comments. My thoughts in addition to this piece in addition to the need for more public housing identified as to how we need to promote more competition and use the planning system to meet housing need. This is a huge crisis that needs new interventions from governments. - The model in NSW also used to work well where by Landcom (state owned) would bring new release areas including house and land packages as well as just one to market alongside the private sector. This was commonplace in the region I grew up in. This is worth exploring in a UK context to promote more competition for the private onwnership sector. https://lnkd.in/ee7h5Hzn - some planning policies in NSW like SEPP 5 https://lnkd.in/eDS5dumd facilitated more aged housing in peri-urban settings but required housing to be lived in through use of covenants requiring only over 55 years residents/owners. Could these type of planning policies ensure housing that is reserved for aged people, first time buyers & key workers in key locations both in Australian and UK planning systems ? - do we need to follow Singapore that has c.80% public housing, with measures that limit prices and have housing treated as as a societal need / basic infrastructure ? https://lnkd.in/eB66UkdJ Thoughts from my network most welcome !
