A major benefit that sets student housing apart from similar asset classes like multifamily and senior housing is its “built-in” stream of tenants—students who consistently need housing year after year–of a much higher volume and quality than you would find in competitive real estate investments. Parents (with a typically higher than average credit rating) cover the rent payments, ensuring timely and consistent income. This, paired with renting “by the bed” rather than by the entire “unit” allows for yields that are often 15-20% higher than market average.
