I recently came across this article from 2021 that discusses the need for clarity within the Active Adult market. Surprisingly, there seems to be little change on this front when you look at the communities that market themselves as Active Adult today. Understanding of the distinct differences, between the baby boomer generation itself and those to follow, is vital to truly developing the Active Adult model. Within the model itself you will have specific layers depending on your overall goals for the community and target resident profile. Crafting the right blend of amenities, floorplan design and community layout based on your target profile will significantly enhance long-term success.

The reality is, a significant chunk of our market is hungry for the kind of home you may be thinking of saying goodbye to. With that in mind, here are three more ways to make downsizing work given the real estate landscape in our market. Utilize digital storage. Now’s the time to digitize those important documents, photos, and other sentimental items to save physical space. Invest in external hard drives or cloud storage (like Google Drive or DropBox) to store digital files securely. And if you're not sure how to do it yourself, services like LegacyBox or EverPresent can help. Trade the oversized furniture for slim and multi-functional. Choose furniture that serves multiple purposes to maximize your new space. Look for sofa beds, folding tables, and modular storage solutions that can serve multiple functions. According to a new study by RentCafe, Gen Z renters living in the Bay Area are on track to spend up to $300,000 in rent by the time they reach age 30, roughly double what the average Gen Z renter nationwide will spend. Most notably, San Jose and San Francisco are the most expensive markets, the only ones in the nation where Gen Zers will spend a total of more than $250,000 on rent by age 30. Thankfully, data suggests that Gen Z is also earning more on average, which might offset the issue. #GenZ #BayArea #RealEstate
