California State University, Fresno celebrated a ceremonial groundbreaking on December 6 for its first new on-campus student housing project in over 50 years. The 80,000-square-foot, four-story building will offer 228 apartment-style beds, including one- to four-bedroom units and a limited number of apartments for students with children. Designed by SVA Architects, the project is set for completion in the summer of 2026. The $53.7 million project is funded through a combination of a $33.7 million affordable student housing grant from the state and $20 million in financing from California State University systemwide revenue bonds. The University of North Carolina at Charlotte announced the $70 million acquisition of The Edge apartment complex during the December 4 Board of Trustees meeting. The 15-acre, 720-unit property, near Martin Hall, will be purchased through a three-year loan, with operations managed by American Campus Communities during the transition. The complex, with 99% occupancy for fall 2024, has served as off-campus student housing since 1999. A $3.5 million deposit is planned by December 19, facilitated by the UNC Charlotte Foundation, which will hold the property initially as a strategic land investment. The University plans to integrate The Edge into its long-term campus housing portfolio while maintaining current rental agreements and property management. The University of Rhode Island (URI) has partnered with Gilbane Development Company to build housing for over 1,200 students on its Kingston campus. The new residential buildings will feature apartment-style suites, addressing the increasing demand for on-campus housing. Gilbane will lease university-owned land to handle the new residence halls' planning, financing, design, construction, and operation. Currently in its feasibility study phase, the project aims to accelerate the development of additional student housing while maintaining fiscal responsibility. Campus Advantage and Tramview Capital Management have acquired Alight Columbia, a 206-unit, 700-bed student housing community near the University of South Carolina, for $25.6 million. The property, rebranded as The Radley, includes fully furnished two- and four-bedroom units with private balconies or patios. Built in 1993, it features amenities such as a fitness center, swimming pool, sports courts, and a clubhouse, making it a competitive housing option in the USC market. This marks the joint venture's second acquisition, following their purchase of The Stretch near the University of Kentucky of in 2022. Located two miles from the USC campus, The Radley caters to the university's growing enrollment, which reached 36,579 students in fall 2024. It joins a competitive housing market, including The Standard at Columbia, a 678-bed property acquired by CapitaLand earlier this year.
