Site lighting is the most overlooked feature (right next to proper paving) of Industrial Outdoor Storage (IOS) sites. Proper site lighting is not only an attractive feature for current and future tenants but is also a safety tool for property owners/managers, especially when paired with a robust camera surveillance system. I can tell you from my personal experience as both an owner of a trucking company and the owner of IOS sites that site lighting has helped prevent numerous incidents. Here’s a video I took of my IOS site at 6 Fondi Rd in Haverhill, MA. When creating the site plan, truthfully I thought we were overdoing it with the site lighting but it’s for this reason that we are 100% leased out with zero on-site accidents and have remained that way for years. Site selection is critical when beginning an industrial development. The problem we see, especially in states like Massachusetts where we are based, is that there are very few options when it comes to industrial site selection. Particularly in the north Boston market. Fortunately, we own a 10-acre parcel in the industrial building park zone in Haverhill, MA and we are working on obtaining permits for a 90,000-square-foot warehouse (dry or cold storage). Good read from CBRE on their outlook for 2024. We are especially curious to see how #industrial and #multifamily real estate investment activity fares in 2024. No doubt, the extra capacity of #multifamily developments will cause a slowdown in rent rates but we believe multifamily is still a strong investment choice for developers due to the synergies of building multiple doors at once as well as the affordable pricing which allows us to attract a larger pool of buyers / renters. The #industrial sector should see activity pick up as interest rates drop and more industrial developers can afford to access debt financing.
