  • Protect Your Investment with Preventive Exterior Maintenance with Rahn Companies! Industrial building owners, don’t let your property fall victim to costly repairs or safety risks. Every building should have a preventive maintenance program in place for its exterior components. Here’s why: Inspections + Execution = Protection A good maintenance program begins with regular inspections and follows through with necessary actions to keep your property in top shape. Gutters, Drains, and Roofs Decaying leaves, dirt, and runoff can clog gutters and downspouts, leading to ponding water and roof damage. In fall and winter, freezing and thawing water can cause even more damage, risking leaks and structural failures. Keep your roof drains clear to avoid costly issues! Concrete & Driving Surfaces Water infiltration into concrete can freeze, expand, and cause fractures, spalls, cracks, and potholes. Left unchecked, these issues grow exponentially, leading to unsafe conditions and expensive repairs. Why Act Now? Preventive maintenance keeps your building off the costly deferred maintenance path. It prevents structural failures, promotes safety, and preserves your investment. If your building doesn’t have a preventive maintenance program in place, it’s time to start. Don’t wait for the damage to grow—**contact us today** to safeguard your property! • Building your dream home starts with a solid foundation! When grading land for a new home project, it's crucial to consider factors like soil quality, drainage, slope, and local regulations. At Rahn Companies, we ensure every detail is accounted for to create a stable, sustainable, and safe environment for your home. When grading lots for stormwater in New Jersey, you should consider the following: • Grading plan: The plan should include the slope, cut, fill, and finish elevation of the surfaces to be graded. It should also show the location of any waterways, ditches, retaining walls, or subsurface drains. • Drainage: The lot should be graded to direct runoff away from buildings and into streets. Water should not flow across adjacent property lines unless approved by the municipal engineer. • Soil permeability: The soil's infiltration rate, or how quickly water enters the soil, should be considered. The USDA's Soil Surveys can be used to help determine the soil's Hydrogeologic Soil Group (HSG).→ • Tree damage: The grading should minimize damage to any trees on the property. • Runoff disposal: The plan should include ways to safely dispose of runoff water. • Erosion control: The plan should include ways to control erosion. • Compaction: The plan should minimize compaction. • Access points: Access points should be covered to prevent sediment and standing water from entering the system.
