Exciting News: Construction Begins on Palladium Lewisville! We're thrilled to announce that construction is underway for Palladium Lewisville, a $30 million, 90-unit affordable housing development at 305 E. Round Grove Road. This marks Palladium (USA) International, Inc.'s inaugural multifamily project in Lewisville, funded through 9% housing tax credits from the Texas Department of Housing and Community Affairs and PNC Bank. The four-story complex will offer a mix of one-, two-, and three-bedroom units, each featuring granite countertops, balconies or terraces, and hard flooring. Residents will enjoy amenities such as a resort-style swimming pool, fitness center, conference and business centers, children's playroom, and a clubroom with a mini-kitchen. Marichelle Samples, Lewisville’s Director of Economic Development, emphasized the project's significance: "This new multi-family property represents a critical investment in high-quality, affordable housing, and it aligns with the strategic focus areas identified by the Lewisville City Council." The first units and the clubhouse are expected to be ready by December 2025, with pre-leasing beginning in winter 2025. "Construction is controlled chaos" says Ardalan Khosrowpour the CEO of OnsiteIQ, a familiar concept to anyone working in CS! The language of construction is present throughout post-sale metaphors. We talk about data as the 'foundation' of CS, creating 'frameworks' to drive outcomes, using 'building blocks' to achieve them and 'scaling' like a New York skyscraper. Over the past few years CS has supposedly been on shaky ground, however Meritech Capital's latest newsletter shows NRR of public companies is now stabilising at 110% following a 3 year decline from 119%. I've written before how some public companies manipulate NRR, so this likely means avg NRR is +-105, and avg GRR in the range of 85 - 90%, (public companies have more products to upsell, and more power to apply outsized price increases), which are helpful figures for private company benchmarking. I'm seeing many signs of growth and investment in CS. More new CS teams than a year ago, more involvement from C-Suite in CS practices and more CS teams hiring. One such team is OnsiteIQ.
