Want to know how bad affordability is? Ask first-time home buyers. NAR released its annual profile of home buyers and sellers, and the data is clear. First-time buyers (as part of total market share) down to 24%, an 8% drop from last year marking the lowest share since at least 1981. First-time buyer median age has now increased to 38. Lowering inflation and rates will help, but the real impact on affordability will come from increasing housing supply. NAR has solutions. Oh, and who will facilitate the purchasing of this new inventory? 88% of buyers and 90% of sellers choose to use a real estate agent or broker for their transaction.

National Association of REALTORS® President Kevin Sears joined housing leaders for a panel reception focused on the Housing Supply Accelerator Playbook, a guide that contains more than 40 strategies for state and local governments to deploy in the fight for housing affordability. "The U.S. is facing an underbuilding gap of 5.5 million units, translating to a $4.4 trillion underinvestment in housing.
