3 Deal-ready strategies for 2025 from Paul Erhardt 👇 “We’re seeing some investor caution going into next year. For those moving forward, look at: 1️⃣ Simplifying your product plans even further to lower complexity and cost 2️⃣ Getting started on new markets outside of the largest ones 3️⃣ Working with trades and GCs to optimize construction timelines Those who can get projects to pencil now will have an advantage over developers who pause and won’t have any new homes to rent in 2026.”

“We have been under budget on all projects, and we are faster than the average homebuilder by five months on a typical project. We can do significantly more with less.” How? The Mosaic Hub Cost Model. Our technology platform “tracks project data at a level of granularity that is 1,000 times greater than typical construction data modeling. This model is producing mass quantities of data that can help inform future projects by looking at where there were bottlenecks and providing solutions to avoid them in the next project.” Read more about the tech powering housing at scale in Forbes from Jennifer Castenson. 3 BTR predictions for 2025 from Alex Pollack 👇 Prediction 1: Compression "As rents increase to meet demand in late 2025, cap rates should compress, improving yields and making new developments more attractive. A balance between rent growth and cap rates is essential to bridge financing challenges and support a healthy pipeline of BTR projects.” Prediction 2: Opportunity “Developers who can get their projects started today should be leasing in a low competition environment with room for rent growth. The best day to plant a garden was a year ago. The next best day is today. The rental housing industry produced a high volume of supply in the past 1-2 years and most of it should be absorbed by the end of 2025.” Prediction 3: Access “BTR will remain one of the primary vectors to access the residential housing segment at an institutional scale.” Want more BTR knowledge? On average, it takes 22 different skilled trade groups to build a single home. We want to embrace their craft with technology. Not replace it. Salman Ahmad x Edward Cohen | Tangent 💚 Proptech

“I am in constant communication with our Trade Partners. Building trust with them gives me a great sense of pride.” Over the last 3 years, Adreanna (Gina) Greenfield has been helping trades at Mosaic. Gina is a core member of the Mosaic Purchasing team, where she works with trades of all scopes throughout the onboarding process. She loves that in her current role “there is always something new to learn.” In her day to day, Gina is helping trades get prequalified, meet insurance requirements, and obtain awarded contracts. A role, she acknowledges, where trades are relying on her to help them navigate the demands of BTR so they can move from the bid list to the field. To Gina, it comes down to trust. “When it comes to trades, we’re on the same team. Being able to resolve any issues and keeping in close communication with trades helps to form a trusting relationship.”

My 2 favorite tools on a site are a sweeper which brings about an hour of peace since you can’t hear anything in the cab and the trash picker upper stick. Both aid in cleaning and both allow everyone else on site to see site management isn’t special, fancy, or too good for clean up duties. Every job site is a small family, albiet dysfunctional at times. Build a culture, then you’ll get connections and loyalty, keep the subs fed and you’ll get momentum and harmony, in the background you’ll get a project built. #txghostarmy #Mosaic #BTR

In 2020, 4.5% of single-family starts were BTR. In 2023, it was 9.5%. Over the next decade, will we see the same level of growth? → We are directly seeing BTR growth in Arizona and Texas and expect BTR to continue growing its market share as a percentage of the overall housing market. → Municipalities nationwide are beginning to accept BTR as a mainstream residential housing category. Developers, contractors, and consultants who have built in the Sunbelt will bring their learnings, accelerating the adoption of large-scale BTR projects in the planning and development process. → With a more mainstream product, prospective tenants know what to look for when renting a home in a professionally managed community, creating more streamlined marketing and leasing processes. → As we move into 2025, we expect a significant uptick in new project activity, particularly in the second half, as the bulk of new rental home supply started in 2021/2022 is absorbed, and rent growth begins to trend upwards again.
