Recently featured on YIMBY, the Xadia Hotel at 58 West 39th Street in Midtown Manhattan is making its mark as the 21st tallest building in New York City. Designed by our team at Marin Architects, the striking glass façade is now being installed — a defining feature that will make this 42-story, 475-foot-tall tower a crown jewel near Bryant Park. Its remarkable cantilevered design embodies the spirit of NYC while pushing the bounds of design and zoning capabilities. In much the same way that WeWork strives to help people with networking and connections, the design of WeWork at the Fulton Center connects across two distinct buildings, joined by a common corridor. This project, of which we were the Architect of Record, features a renovation not only within the landmarked 8-story Corbin building, but also the 3rd floor of the Fulton subway mixed-use station. The location of these WeWork offices is within easy access of 10 different subway lines making it a prime location for the company. Marin Architects’ renovation included maintaining the historic elements of the Corbin building, such as the bronze and marble staircase and the Guastavino tiles in the arches of the doorways. Light permeates the space in part due to incorporation of the Sky-Reflector Net, a spiraling James Carpenter-designed skylight on the third floor of the Fulton Center, which was part of the multi-million dollar 2014 renovation

DeSimone Consulting Engineering has earned recognition as a finalist in the Commercial Observer 2024 Breakthrough Awards for the structural engineering of two groundbreaking projects in NYC: Olympia DUMBO in the “Innovation in Residential” category and the Mandarin Oriental Residences - Fifth Avenue for “Adaptive Reuse Project of the Year.” At Olympia DUMBO, our creative structural design team helped realize the project’s unique sail-shaped form, balancing a complex load distribution, while our façade design experts collaborated with Hill West Architects to design a custom, unitized window wall system for the tower, along with a distinct façade for the podium base. At the Mandarin Oriental Residences, developed by SHVO and designed by Marin Architects, the DeSimone team played a central role in transforming outdated offices into luxury apartments with an eight-floor addition, re-massing two divergent buildings with multiple setbacks to comply with zoning, and reconfiguring the top floors to accommodate mechanical systems and a rooftop pool. Both projects exemplify our team’s commitment to helping our clients push boundaries and achieve innovative buildings through imaginative engineering solutions. ***Breathing new life into a vacant corner of East Harlem Tackling complex construction challenges head-on, the Affect team collaborated with expert specialty trades to deliver innovative solutions for a $9.3M residential project at 1638 Park Avenue, NY. This project brought new sleek and modern, much-needed housing to a community in Harlem NYC, including six affordable units within the 26-unit building. From groundbreaking in June 2022 to substantial completion in November 2023, the team stayed on course to achieve TCO by January 2024. Addressing the site’s environmental and logistical demands required in-depth coordination across disciplines. From advanced acoustic and environmental standards to the careful selection of materials, every aspect was meticulously managed.
