Part II of our Local Law 97 (#LL97) Carbon Compliance Series! Seemingly similar building use types can have very different #carbon allowances. It’s critical to get this right! Let’s take a commercial office client Logical Buildings worked with this fall. The building had a projected $27,000 annual penalty for the 2024-2029 compliance period. Upon reviewing the building’s characteristics (total square footage and use types), which we talked about in yesterday’s post, we found much of their office should be broken out as Medical Office use type. Since Medical Office has a 42% higher carbon allowance per square foot than Office for the first compliance period, this use type update increased their overall carbon allowance and eliminated the projected penalty. So, are all your use types accounted for? Key Step: Edit and save your Gross Floor Area square footage and make sure each use type is accounted for. Use the nicknames feature to add your preferred names for use types and update them as tenants change over time. See your new carbon penalty projections. By paying attention to these key details, you’ll be on the right track for a successful Local Law 97 submission. Attention Building Owners and Managers! Over 20,000 buildings are required to submit their first Local Law 97 (#LL97) Carbon Emissions Report by early 2025. Logical Buildings is geared up with cutting-edge new technology to ensure your submission is accurate and that you have the best tools and training to monitor and reduce your carbon emissions and energy costs 24/7. Key Reminder: All buildings—whether under or over their carbon cap—must submit an annual carbon emissions report stamped by a Professional Engineer. This week, I’ll walk through the compliance process and demo how our #tech simplifies reporting, increases accuracy, and empowers you to stay compliant while reducing your emissions. Stay tuned! Key Step: Review and update key building characteristics and penalty projections. Ensure that your building’s total square footage and use types (multifamily, office, retail, data center, etc.) are all accurate. Each use type has a different carbon allowance – this can make all the difference. Pay close attention to your 2024-2029 “penalty buffer”. If your projected penalties are $0 but your emissions are only 1%–20% below the limit (low carbon penalty buffer), there is a significant risk of incurring carbon penalties. We're excited to share that a Logical Buildings client - a high-rise condominium in the Lenox Hill network - was recently featured in Habitat Magazine! We helped the building automate demand response curtailment, via our partner, Parity, Inc., and provided real-time access to energy management through our #SmartKit AI dashboard for year-round earnings and savings! The building achieved an impressive 44% reduction in common area energy use during peak July events.
