So proud that our project, Guild Hall, has won the 2024 McKim, Mead & White Award for Commercial, Civic & Institutional Architecture from The Institute of Classical Architecture & Art! Guild Hall, the cultural heart of the Hamptons on Long Island’s East End, holds a rich legacy spanning over 100 years as a crucible for artistic talent. Serving as a home to generations of notable artists and patrons, this iconic institution continues to inspire creativity and community. This transformative project involved a comprehensive renovation and reimagining of the entire structure. Key highlights include streamlining the floor plan to enhance circulation and accessibility, reworking the galleries and facilities, and preserving the John Drew Theater. We were honored to restore the historic charm of the theater while simultaneously modernizing it for contemporary use. We are thrilled to announce that our project—the National Society of Colonial Dames in the state of New York, located at 215 East 71st Street—has won the 2024 McKim, Mead & White Award for Historic Preservation from The Institute of Classical Architecture & Art! Originally constructed in 1930, this five-story Colonial Revival building, designed by architect Richard Henry Dana, Jr., is a testament to timeless craftsmanship with its brick, limestone, and cast stone exterior. Our work involved a meticulous restoration of the building’s historic fabric, directed by LI · SALTZMAN ARCHITECTS, P.C. The project highlights include the repair and cleaning of the masonry façades, the in-kind replacement of cast stone balustrades, the careful restoration of original wood elements, decorative ironwork repairs, and the replacement of both the copper dormer roofing and slate mansard roofs. One of the most challenging aspects was addressing the existing slate roofs, which were historically installed over 2-inch-thick gypsum concrete atop terra cotta blocks as a fireproofing measure. As the material had deteriorated and lacked a modern equivalent, we worked closely with LI · SALTZMAN ARCHITECTS, P.C. to develop an innovative substrate assembly that maintained the historic roof profile, preserved the fire rating, and provided a durable nailing surface for the replacement slate shingles. Our team also contributed to the stabilization of steel outriggers supporting the rear balcony, further ensuring the structural integrity of this historic building. GMS is proud to contribute to and share the latest updates on the exciting development at 1710 Broadway, the future RIU Hotel skyscraper in Midtown Manhattan. 1710 Broadway is a 633-foot-tall hotel skyscraper designed by Moss Architects and developed by RIU Hotels & Resorts. This 54-story structure will feature 673 hotel rooms, two 300-seat restaurants, and a lounge bar. Located on an 8,848-square-foot development site, the building boasts 129 feet of frontage at the corner of Broadway and West 54th Street. We are honored to provide building envelope consulting services for this transformative project, marking our third collaboration with RIU Hotels. We are proud to announce that Two Bryant Park is featured in the latest issue of Modern Steel Construction magazine. This 15-story office building, formerly known as 1100 Avenue of the Americas, has undergone a complete transformation, achieving LEED Gold certification and a WELL Health-Safety rating. Our structural engineering team utilized wind tunnel studies to quantify wind forces on the main lateral load-resisting system. This data allowed us to reduce cladding pressures for the curtain wall and optimize the structure, which has evolved since its original construction in 1906 to meet current codes and client expectations. GMS is proud to have contributed to the redevelopment of One Madison Avenue, a project that seamlessly integrates the historic Metropolitan Life Insurance Company Tower with a contemporary 18-story glass addition. Designed by KPF, this transformation revitalizes a New York City landmark, offering state-of-the-art office spaces while preserving its architectural heritage. Project Highlights: Blending History and Modernity: Originally built in 1893, this iconic structure now features a new 18-story glass tower atop its historic limestone podium. Preserving the Past: The limestone-clad podium was carefully restored with selective stone replacement and full-height glazing, balancing preservation with innovation. Revitalizing a Landmark: One Madison Avenue is now a model for adaptive reuse, merging historical significance with modern functionality in one of NYC’s most vibrant neighborhoods. Our Building Envelope team played a crucial role in this redevelopment, ensuring the integration of new and old elements was executed flawlessly. Developed by The Torkian Group and designed by SLCE Architects, this 31-story marvel redefines modern living on Manhattan's Upper East Side. The tower features 128 luxurious rental residences, including one- to four-bedroom layouts, penthouses, and ground-floor retail. Its standout façade of fluted panels and floor-to-ceiling windows is crowned by an iconic multifaceted design.
