BV Capital is a member of the Bridgeview family of companies based in Dallas, TX.  Bridgeview was founded in 2011 and is a private veteran owned real estate development and investment company.  BV Capital is Bridgeview's private equity company offering direct access to investments historically only available to institutions.  While we work with many institutions and high end investors, we also enjoy an extensive network of accredited investors, financial advisors, registered investment advisors and family offices.  Our investor base stretches across the country but we are focused on commercial real estate in Texas and surrounding markets and offer investments in single property assets as well as diversified portfolios, DSTs and funds.

  • We are excited to announce that we have passed the 1,000 investor mark as a company. The number is actually 1,100 now. Earning and growing investor trust is paramount to our business model as a real estate Sponsor and as such we'd like to thank each of you for partnering with us over the years. The $1,000 bill is a great analogy for this accomplishment as we seek to help investors build their wealth. These high-denomination bills, often referred to as "big bills," were once a part of the U.S. currency system, although they are now out of circulation. The $1,000 bill stands as a symbol of American monetary history. Introduced in 1861 during the Civil War, it played a crucial role in facilitating large-scale financial transactions and funding military endeavors. Alexander Hamilton's portrait graced the $1,000 bill in the 1918 series of banknotes. However, in 1928, amid concerns about counterfeiting and to facilitate easier recognition, Hamilton was replaced by Grover Cleveland, a former president known for his economic policies. The $1,000 bill represented the economic resilience and stability of the nation during a tumultuous period in its history. Its circulation was limited to interbank transfers and transactions among large financial institutions, highlighting its importance within the banking system. Despite its utilitarian purpose, the $1,000 bill also captured the imagination of the public, embodying the aspirations and achievements of the United States during an era of rapid industrialization and expansion. It's pretty tough to get your hands on one of these today, but with over $900M in project value in our pipeline we look forward to returning quite a bit more than this to investors over the next few years.     BV Capital recently hosted a site visit for current and prospective investors at two of our multifamily developments in the Dallas/Fort Worth (DFW) suburbs of Mansfield and Arlington. The bus tour allowed investors a first-hand view of the close proximity of each development site to local hot spots and major highways. Our president, Rob Anderson, served as MC on the bus tour, speaking on the market demographics, the surrounding comps, and provided an overview of each offering. Bridgeview Real Estate’s executive leadership also attended the event and provided interactive Q&A.  With BV’s founder, Steve May, sharing economic insight, BV’s head of Development, Dru Guillot, relaying the project’s unique amenities, and Blake Pearce, the VP of Bridgeview Construction, educating the group on the construction processes at the site of The Alexander. The day concluded with a social gathering, light appetizers and refreshments, and a VR tour of one of the projects visited so investors could tour the property virtually before it is built.     Driving Bridgeview Real Estate’s interest in acquiring the student housing properties was the upside in their locations and historically high occupancies due to rising enrollments. Currently, the portfolio is 98% pre-leased for the upcoming fall semester. "Student housing is similar to multifamily, which was Bridgeview's inroad to the DST market," says Rob Anderson, president of BV Capital. "It's the same concept, just a more concentrated customer base with constant demand year over year." The DST is 32% funded and open for 1031 exchange investors or direct cash placement. "The strong attraction is the absence of student housing construction at TCU and UTA, both of which have high barriers to entry," says Ross R Curtis II, CIMA® , vice president of sales for BV Capital.     We are excited to announce that our BV Capital Multifamily Fund investors have received 100% of their Accrued Preferred Return distributions previously put on hold during the pandemic beginning in 2020. That was a tough time to own apartment complexes, with many properties experiencing record-high delinquencies and no ability to evict non-payers because of government intervention. This eviction moratorium policy placed the burden squarely on the apartment owner and subsequently its investors. As with most government intervention this created unintended consequences. The main repercussion was the highest delinquency we’ve seen in a long time with no ability to evict non-payers.  We worked with our tenants and eventually local municipalities to get through this situation and all of the Fund’s properties are now stabilized. It feels great to have this in our rear-view mirror. This highlights the fact that Sponsors must have the ability to pivot as needed during times of stress as there will always be something to navigate.  Today’s interest rate environment is another one of those times.  Properly managing rate exposure and the capital stack is of utmost importance today. Sadly, we hear stories from our investors of other investments they have that are reducing or cutting distributions due to higher interest rate expenses than those Sponsors underwrote. This doesn’t have to be the case today.   BV’s ability to pivot during times of stress, along with our conservative underwriting, has provided an average IRR north of 30% and an average hold period of just 3 years for our investors over the life of the company. To date, we are proud of our track record of never losing investor money and never having a capital call. Despite the pressures in today’s environment, commercial real estate can still be a great place to invest - if you partner with the right Sponsor.
