🏡 Build Ops is pleased to share our latest work in Williamsburg - a thoughtfully transformed townhouse blending craftsmanship and functionality. 📄 Project Scope: A two-story, two-family townhouse was converted into a spacious three-story, single-family home. The renovation includes the addition of three front dormers and a large rear dormer, enhancing both the structure and natural light. A new roof terrace offers a relaxed outdoor area, accessible from the family room on the attic level, which also features a bar pantry. 🛏️ Primary Suite (Second Floor): The suite includes a walk-in closet and a master bath, both concealed behind custom larch wood paneling. Natural light fills the suite and shower area, creating a comfortable and bright atmosphere. 🍳 Kitchen (First Floor): The expanded kitchen, designed for cooking and gathering, provides ample storage and has become the central hub of the home. 🛠️ Project Team: 🔹Architecture & Design: Haute Architecture D.P.C. 🔹General Contracting: Build Ops 🔹Millwork: Brooklyn Millwork 🔹Photography: Allyson Lubow

🏢 Transforming Abandoned Offices into Homes: A Growing Trend And Why Is This Trend Happening? 👉 #NewYorkCity faces a dual challenge: a housing shortage and underused office spaces. To address both issues, Mayor #EricAdams unveiled recommendations from the Office Adaptive Reuse Task Force. 🕵♂️ Here’s why this trend is gaining momentum: 1) Housing Demand: The need for housing in #NYC is desperate. By converting office spaces into homes, we can create living spaces for New Yorkers at all income levels. 2) Revitalizing Commercial Districts: The pandemic shifted work dynamics, leading to vacant offices. Converting them into homes revitalizes commercial districts, making them vibrant 24/7 destinations. 3) Flexible Zoning Regulations: The task force recommends changes to state laws and city zoning requirements, allowing more offices to convert into housing. This flexibility encourages property owners to repurpose their spaces. 🤷♂️ Who Benefits? 1) Developers: Converting offices into residential units presents lucrative opportunities for developers. They can transform underused properties into sought-after homes. 2) Cities: Urban areas benefit from revitalized neighborhoods, increased foot traffic, and a more diverse mix of uses. It enhances the overall urban fabric. 3) Residents: New Yorkers gain access to more housing options. The trend creates affordable and market-rate homes, addressing the housing crisis. 😎 Build Ops, a top general contractor in the Tri-State Area, has experience turning abandoned #commercial buildings into luxury #residential properties. Recently, the company participated in transforming the Pearlhouse in Seaport, NY, following the vision of designers and architects from Gensler. Their expertise ensures that the final product precisely matches the original drawings and blueprints. 🏢🏠✨ In summary, this trend benefits everyone: developers find new opportunities, cities thrive, and residents gain housing options. Build-Ops exemplifies how adaptive reuse can transform abandoned spaces into vibrant, desirable homes. 💌 P.S.
