As the commercial real estate landscape evolves, so too should the metrics by which we evaluate it. Traditionally, cap rates for hotels in London hover between 4-6%, reflecting their dynamic pricing power, diversified customer base, and operational resilience. Given these similarities, it’s time we recognize that successful flexible workspaces and coworking spaces can share these attributes and should therefore command comparable cap rates. https://lnkd.in/e6iD4BK5
