The Future of Luxury Hospitality in DFW: A Data-Driven Perspective I was privileged to moderate and participate as a panelist at Bisnow’s DFW Hospitality Update at the Loews Hotels & Co Arlington Hotel, where leaders across the hospitality and real estate sectors came together to discuss the transformative growth of Dallas-Fort Worth. DFW’s hospitality market is evolving rapidly, but let’s look at the numbers to understand its unique positioning in the luxury hospitality sector: Nationally, there are 2,722 luxury hotel properties. Within a 40-mile radius of DFW, there are 1,659 hospitality assets, yet only 33 properties (1.98%) qualify as luxury hotels. Of those 33, 21 luxury properties are currently operational, with 14 privately owned. However, the current 12-month occupancy rate in Dallas is 62.8%, slightly below the national average of 66.5%, signaling room for growth and optimization. Exciting New Developments: Dallas is poised to reshape its luxury hotel landscape with several high-profile projects on the horizon, including: 1. 35-story 233 rooms and 118 condos Four Seasons Hotels and Resorts along Turtle Creek Blvd Carpenter & Company, Inc. 2. The 300-room Universal Kids Resort Hotel, opening in 2026, part of the Universal Kids theme park in the Denton/Lewisville/McKinney submarket. 3. The 140-room Knox, Auberge Resorts Collection, opening in 2026. 4. The 220-room InterContinental Hotels & Resorts Dallas, set to open in 2025. Fort Worth, too, is making waves with: 1. Recently opened 888-room Loews Hotels & Co Arlington Hotel and Convention Center. 2. Le Méridien Hotels & Resorts Fort Worth Downtown, a 188-room property, opened this September. 3. The Nobleman Fort Worth Tapestry Collection, an upper-upscale 148-room hotel expected in 2026. Insights on DFW’s Trajectory: Luxury assets account for a small fraction of DFW’s hospitality market, but the region is increasingly drawing the attention of global investors and developers.
