We at the Appraisal Institute appreciate the support of the National Association of REALTORS® .
Yesterday, NAR wrote the FHFA asking it to halt the recently announced expansion of the GSEs' appraisal waiver programs in lieu of further analysis and public input. NAR policy supports independent valuations of real property performed by state credentialed appraisers as best practice, however in some low-risk situations, the amount of existing data and technological advances have led to the offer of appraisal waivers. When the risk level prompts the GSEs to require verification of that existing data, they are now offering inspection-based waivers, where a property data collection (PDC) is gathered and submitted to the GSEs. This expansion, slated to begin January 1, raises the eligibility from 80% LTV to 90% LTV for appraisal waivers with no property data collection and 97% LTV for inspection-based appraisal waivers. The inspection-based waiver program is fairly new, with little published data about the program or results thus far. More concerning is the silence from the GSEs on any efforts for data security or other avenues of systematic abuse of these programs. Finally, there was no opportunity for public input on the expansion of this program. While waivers might have benefits, they could also harm consumers and introduce risk to the market that outweigh any benefit. Read the letter here: https://lnkd.in/e-KXqEpV

Recently, a HUD-funded billboard campaign stated, “Home appraisals should be based on property, not people.” We wholeheartedly agree. Bias in appraisals is not only unethical—it’s illegal. However, this campaign unfairly targets a profession built on independence, impartiality, and consumer protection. In a powerful response, Sandra K. Adomatis, SRA, President of the Appraisal Institute, clarifies the critical role of appraisers, addresses misconceptions, and highlights the need for meaningful policy change to support housing equity. Read Sandra’s full letter and learn why appraisers are key advocates for fair and objective valuations 👉 https://bit.ly/490vHl6
