As a lawyer, I am often involved in tense conversations. The first way mindfulness helps me in these situations is that I remember that emotions are okay and conflict is a part of life. By not reacting to the emotion, I can listen for what message the person is conveying. Then I usually focus on doing what I can to help. Often in tense discussions, I find that implicit judgments and assumptions come through by the words used. That causes offense and creates fights. In general, the way through this is to be clear and precise about the words used to increase understanding and remove the judgment that causes problems. This is not perfect but it helps and it feels a lot better than a fight.
