Number 1, be friendly and likable. Take an interest in their interests and be understanding always with regard to what their needs are from you. How's the spouse, how are the kids, if any, how'd the surgery for XYZ go or the vacation to ABC.? Anything personal will put you miles ahead of your competition. I sold manufacturing and packaging equipment, but it doesn't matter what you're selling, or dealing with. Without a personal connection, any business relationship will be tenuous at best.
