405, 407 West 206th Street Rise Past Halfway Mark in Inwood, Manhattan

Construction is rising above the halfway mark on 405 and 407 West 206th Street, a sprawling two-tower mixed-use project in Inwood, Manhattan. Designed by Beyer Blinder Belle in a joint with the LMXD affiliate of L+M Development Partners, MSquared, and Taconic Partners, the 751,687-square-foot structures consist of 14- and 17-story volumes standing 140 and 175 feet tall and will yield 700 rental units with 281 dedicated to affordable housing, as well as a supermarket under the city of New York’s Food Retail Expansion to Support Health Program program and an immigrant-centered performing arts center owned and operated by the People’s Theatre Project. Inwood Lot 9 Development Associates LLC is the owner, Community League of the Heights is the community sponsor, and Chatsworth Builders is the general contractor for the $416 million project, which is bound by West 206th and West 207th Streets and Ninth Avenue.

New Renderings Revealed for BIG’s Four-Skyscraper Freedom Plaza Master Plan in Murray Hill, Manhattan

Bjarke Ingels Group (BIG) has unveiled a new set of renderings of its 4.1-million-square-foot proposal for Freedom Plaza, a potential mixed-use casino development on the border of Murray Hill and Tudor City. Developed by The Soloviev Group, which currently owns the property, in a joint collaboration with Mohegan Gaming & Entertainment, plans call for two new residential skyscrapers rising 50 to 60 stories tall with 1,325 apartments, including 510 affordable housing units, as well as two 51-story hotel towers with 1,200 guest rooms split between Banyan Tree and Mohegan branding. A new landscaped waterfront park, a below-grade casino, and a museum would sit beneath the skyscrapers. The 6.5-acre property is the largest undeveloped plot in Manhattan, and is located along First Avenue between East 38th and East 41st Streets, directly south of the United Nations complex.

Construction has reached the halfway mark on North Cove, a 30-story residential building at 3875 Ninth Avenue on the Harlem River waterfront in Inwood, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, the 295-foot-tall structure will span 544,000 square feet and yield 611 affordable rental apartments, 60,000 square feet of lower-level retail space, residential amenities, and 120 parking spaces. Sherman Creek Owner LLC & Sherman Creek LIHTC Owner LLC are listed as the owners and Joy Construction Corp. is the general contractor for the property, which is alternately addressed as 373 and 375 West 207th Streets and bound by West 207th Street, Ninth Avenue, and the Harlem River.

125 West 57th Street Approaches Final Floors in Midtown, Manhattan

Construction is nearing topping out on 125 West 57th Street, a 26-story commercial building on Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 440-foot-tall structure will span 260,000 square feet and yield 185,000 square feet of Class A office space, 7,000 square feet of retail space, and a new home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the property to the developers for $150 million in 2017. Leading Builders Group is the general contractor for the project, which is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc‘s One57 and SHoP Architects‘ 111 West 57th Street.

126 East 57th Street Continues Ascent in Midtown, Manhattan

Construction is continuing to rise on 126 East 57th Street, a 28-story residential building on Billionaires’ Row in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development under the MRR 1326 LLC, the rising 346-foot-tall structure will yield 147 condominium units with an average scope of 1,156 square feet, as well as 5,000 square feet of lower-level retail space. WSP USA is the engineer and Plaza Construction is the general contractor for the property, which is being constructed on an L-shaped parcel at the corner of East 56th Street and Lexington Avenue, with a narrow extension to East 57th Street.

Window Installation Progresses on 1 Park Row in Financial District, Manhattan

Exterior work is moving along on 1 Park Row, a 23-story mixed-use building in Lower Manhattan’s Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, which received a $90 million construction loan from Parkview Financial in 2021, the 305-foot-tall structure will span 103,000 square feet and yield 58 condominium units in one- to three-bedroom layouts with interior design by Paris Forino, along with 19,000 square feet of office and retail space on the lower levels. Cauldwell Wingate is the general contractor and 1 Park Row Development LLC is the owner of the property, which is located at the intersection of Park Row and Ann Street, directly across from the southern tip of City Hall Park.

Le Gallerie Progresses at 132 West 14th Street in Greenwich Village, Manhattan

Exterior work is progressing on Le Gallerie, a seven-story commercial building at 132 West 14th Street in Greenwich Village, Manhattan. Designed and developed by KPG Funds, the project involves the gut renovation and re-cladding of a structure that formerly served as an auxiliary space for the adjacent Salvation Army headquarters, and will yield 57,478 feet of Class A office and retail space, as well as a ground-floor art gallery. 132 West 14th Street Ground Lessee LLC is listed as the owner and MJM Associates Construction is the general contractor for the development, which is located on an interior lot between Sixth and Seventh Avenues.

New Renderings Revealed For 200 East 75th Street on Manhattan’s Upper East Side

New renderings have been revealed for 200 East 75th Street, an 18-story residential building under construction in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Beyer Blinder Belle and developed by EJS Development, which purchased the property for $32.5 million in March 2021, the topped-out 214-foot-tall structure will span 97,569 square feet and yield 36 condominium units and ground-floor retail space. Triton Construction Industry is the general contractor for the project, which is alternately addressed as 1305-1307 Third Avenue and located at the intersection of Third Avenue and East 75th Street.

201-207 Seventh Avenue Rises Above Street Level in Chelsea, Manhattan

Construction is rising on 201-207 Seventh Avenue, a nine-story residential building in Chelsea, Manhattan. Designed by Amie Gross Architects and developed by New York City’s Department of Housing Preservation and Development under the Chelsea HDFC, the 85-foot-tall structure will span 30,859 square feet and yield 26 affordable co-op units in studio to three-bedroom layouts, as well as 1,828 square feet of retail space divided among three tenants. A.A.D. Construction Corp. is the general contractor for the property, which is alternately addressed as 170 West 22nd Street and located at the southeast corner of Seventh Avenue and West 22nd Street.

New Renderings Revealed For 520 Fifth Avenue Supertall in Midtown, Manhattan

New renderings have been revealed for 520 Fifth Avenue, a 1,002-foot residential supertall skyscraper under construction in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, which took over from Ceruzzi Properties and SMI USA in 2019, the 88-story structure will span 415,000 square feet and yield 100 condominium units and commercial space spread across the ground floor and four cellar levels. WSP is the structural engineer, DeSimone Consulting Engineers is the façade consultant, and Suffolk Construction is the general contractor for the property, which is located at the northwest corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.
