Wavensmere Homes and our associated SPVs handed over the keys to 96 houses and 380 apartments this year, achieving a record turnover of £105m for our financial year, ending 31st December. 🎉 Our average selling price for one- and two-bedroom apartments during 2024 was £201,500, while the price for our two-, three-, four- and five-bedroom family houses averaged out to £360,000. James Dickens, our MD, said: “We have exceeded last year’s £100m turnover and could not be more excited about 2025. The brownfield land acquisitions across the South West and West Midlands that are firmly in our sights will deliver another 1,500 homes. "We will also be marking our 10th year by breaking ground on four important brownfield sites during the first half of 2025. We obtained detailed planning for this quartet of regeneration projects throughout the course of this year, totalling over 950 houses, apartments and co-living properties. “Having delivered 1,000 homes on brownfield land during the past 24 months, we are well positioned to progress with our current growth trajectory and the implementation of our five-year business plan. "We support the sentiment of the government’s NPPF announcement, but unforeseen pre-construction delays are still causing setbacks and will frustratingly impact the number of home completions Wavensmere had targeted to deliver during 2025.” Ben Clarke Matthew B. Close to half of the 800 apartments at our Nightingale Quarter development in Derby city centre have been completed and handed over to purchasers during 2024. Located within three individual residential buildings, these 368 new homes equate to £65m. Only six, one-bedroom apartments remain available for sale, priced at either £185,000 or £186,000. The final 12, two-bedroom apartments are priced from £225,000 - £228,000. Donna Smith, our Sales Director, said: “Some people might not have shared our bold vision for Nightingale Quarter back in 2020 when we first broke ground, but now it’s a proud reality. This hugely successful development has created a new community of all ages, leaving a £175m legacy in the process. “There are growing families, school-aged children, hard-working professionals who work locally, those who regularly commute to London, and retirees living here. The completion of our CoVo serviced apartment building earlier this year also enables us to accommodate those staying in the city for a few days or more. “We are now at the final furlong of matching these wonderful, energy-efficient homes with purchasers. A first time buyer, who undertook three years’ of training at the Derbyshire Royal Infirmary to become a nurse, has moved back to the city centre site, which is now our £175m Nightingale Quarter. Karen Hill, age 56, has enjoyed 38-years with the NHS and continues to work as a Lead Nurse for Professional Standards for the University Hospitals of Derby and Burton. At age 18, she moved into the student nurses accommodation on site at the DRI. She qualified and moved out in 1989, which was 20 years before the NHS vacated the 18.5-acre historic site. Miss Hill has now become one of the latest Nightingale Quarter residents, where the final phases of 925 houses and apartments are underway. Her fourth floor two-bedroom apartment is located within the Fox House building, with views looking onto the landscaped gardens and acclaimed Pepperpot restaurant. Karen Hill, Nightingale Quarter resident, said: “It means so much to finally own my own home. I always say I have the best job in the world, but until receiving inheritance, I hadn’t found it possible to save up a big enough deposit to get on the housing ladder, while also renting. I was pleased to qualify for HSBC’s Energy Efficient Homes mortgage, which will take me to my anticipated retirement age. "None of my friends and family are surprised that I’ve fallen in love with the Nightingale Quarter development. The three years I lived here as a student nurse during the 1980s bring back such fond memories. Since that time, it’s been a passion of mine to highlight Florence Nightingale’s influence on Derby. I played a part in naming the Florence Nightingale Community Hospital, which is right next door. I was also involved in her plaque tribute at Derby Cathedral, and will be helping to organise a commemorative event next May. “Wavensmere Homes has done a beautiful job of turning the old DRI into a gorgeous residential complex that I feel safe in. Living in a new apartment gives me the peace of mind that I won’t need to worry about replacing the boiler or windows, but I would say the best part of living here is the view. The hospital ward I worked on was where the Pepperpot restaurant is – and that’s what I can see! It’s wonderful for people watching and seeing the sun rise and set."
