  • Have you checked out the recently refurbished BREEAM ‘Excellent’ Typewriter Building on Borough High Street from W.RE? #Sustainability was at the core of the Typewriter Building’s revival. Verte was appointed by W.RE to provide BREEAM Assessment, Whole Life Carbon Assessment and Net Zero Carbon and Energy consultancy services. The Typewriter Building, originally designed by Richard Seifert and William Frischmann in 1956 for a typewriter company, has been thoughtfully refurbished to retain its heritage while offering 22,000 sq ft of contemporary office space across seven floors. Now home to tenant Work.Life, the building has been transformed into a stylish, modern workspace that celebrates its history and meets the needs of today’s office users who prioritise sustainability. 🏢 The refurbishment includes a single storey roof and ground to fourth floor rear extension to provide additional office space. Here, and throughout the refurbishment, a key sustainability objective was minimising embodied and operational carbon. 🌍 Carbon reduction was achieved through the re-use of structural elements from the existing building, and the use of highly efficient building fabric, building services and low and zero carbon energy sources including bio-solar green roofs. For improved wellbeing, the building offers great natural daylight through the use of dual aspect glazing on floorplates. 🌟 The Typewriter Building’s refurbishment achieved BREEAM ‘Excellent’ and an EPC energy efficiency ‘A’ rating. We loved working with W.RE and the delivery team to transition this building into a contemporary, sustainable workspace and it’s great to see it now open for business.     📣 It’s #ESOS Action Plan time. Businesses need to move from compliance to action. The official deadline for submitting Phase 3 ESOS Action Plans is 5 December 2024 (the Environment Agency will accept plans up to 5 March 2025, but we’d advise submitting by the deadline or ASAP after). 🌍 ESOS is a government scheme that requires businesses to identify energy-saving opportunities. Applying to UK companies with 250+ employees, a balance sheet of at least £38 million and turnover in excess of £44 million, it’s not just about compliance; it's an opportunity to drive down energy consumption and develop more sustainable business practices. 💡 Submitted ESOS Action Plans will be in the public domain so it’s important to think about how they will be viewed by your investors and clients. What are your energy-saving plans and, crucially, can you deliver them? Businesses must be confident they can follow through and implement. Key to driving change will be having an energy champion within your business who can drive implementation and ensure actions achieve results.     Sustainability in the spotlight at EXPO REAL (EXPO REAL (Messe München) Having been to Expo Real Munich this year representing Verte, it was great seeing how much of a priority sustainability and ESG topics had taken in the real estate industry. Strong ESG credentials are correlated with portfolio value and it can be a deal-breaker for investment. If projects are to proceed they’ll need to demonstrate they meet ESG requirements and have a viable Net Zero strategy in place. Embodied Carbon – specifically the challenges it presents – was also on everyone’s agenda. This is welcome, as reducing Embodied Carbon will be critical to transitioning to Net Zero. It was great to see this topic finally getting the airtime it needs across Mainland Europe as well as the UK. #sustainability #netzerocarbon #realestate #exporeal #netzero

    What does the UK Net Zero Carbon Buildings Standard mean for your current projects and future pipeline? https://lnkd.in/eMzrNynR The launch of the UK NZC Buildings Standard Pilot is a welcome and critical step forward in the real estate industry’s journey to #NetZero. With ambitious targets, we’re hoping it will bring a step change to the pace of decarbonisation across the built environment. We’ve reviewed the Pilot Version of the Standard in detail; here are our key takeaways of what property owners, developers and asset managers need to know: 🏢 The Standard adopts a ‘Whole Building’ approach to Net Zero. To claim your building is ‘Net Zero Carbon’, it must meet performance targets for both Embodied and Operational Carbon. 📉 Benchmarks are not static. Targets will evolve to 2050, becoming more demanding. This ensures the industry keeps pace with what’s required to get to Net Zero. 📆 Operational energy will be reviewed annually. This is an important step forward, demanding continual Energy Use Intensity (EUI) improvement. This is a marked improvement compared to EPCs that can result in years of inaction once awarded. 🏗 The inclusion of separate targets for New Build and Existing Buildings could be a game-changer. This presents an opportunity for the industry to focus on transitioning standing assets – which will form 80% of buildings in 2050 – through refurbishment and retrofit projects. 🌍 There are Embodied Carbon benchmarks for New Builds (Whole Building and Shell & Core), Refurbishments and Fit-Outs, across building typologies. Ultimately to meet these, the answers are in decarbonising extraction, manufacture, transport and use; technological advances in key materials (concrete & steel); genuine circular solutions; robustness and longevity. 💡 EUI targets are provided for a broad range of building types and subtypes. Moving forward asset owners must review projects using CIBSE TM54 and identify and improve their EUI. EPC upgrades will not be enough; every existing building will need a Net Zero Carbon Action Plan.     🌟 Today is a great day: The Pilot of the UK Net Zero Carbon Buildings Standard has arrived! 🏢 The UK NZC Buildings Standard is a free-to-access technical standard that will enable the real estate sector to robustly prove that built assets align with the UK’s carbon and energy budgets. 🌍 Until this point, there has been no single, agreed methodology for defining what ‘Net Zero Carbon’ means for buildings in the UK. The Standard provides a set of consistent rules to create a level playing field to enable the industry to turn Net Zero Carbon aspirations into action. 👏 A huge congratulations to all involved for making the UK Net Zero Carbon Buildings Standard a reality, including Verte's Salem Qunsol CEng MCIBSE, a member of the ‘Offices’ Sector Group; we are so proud to have been involved in this critical industry initiative.     🏥 The NHS is targeting Net Zero Carbon by 2040, including an 80% reduction in emissions between 2028 and 2032. Reducing operational carbon will play a key role in achieving this. 💡 We are excited to be working with the NHS and Sir Robert McAlpine, providing Operational Energy & Carbon services, assessing performance against the NHS Net Zero Carbon Operational Energy standard at Tolworth Hospital. Our team conducted an Operational Energy Review at design stage that focused on understanding and supporting reducing operational carbon throughout the building’s operation. The team built a CIBSE TM54 Dynamic Simulation Model to ensure accurate energy and carbon assessments that measured Energy Use Intensity against the targets set using the NHS Operational Energy & Carbon Compliance Tool. 🌍 At Verte we’re passionate about delivering Net Zero Carbon across all industries – and are delighted to be supporting the NHS and Sir Robert McAlpine in accelerating the reduction of carbon emissions in the healthcare sector. #OperationalCarbon #OperationalEnergy #NetZeroCarbon #Healthcare #NHS #Sustainability

    The much-anticipated Pilot Version of the new UK NZC Buildings Standard will launch at the end of the month. What does this mean for your project pipeline and existing assets?   📉 There will be guidance with Embodied and Operational Carbon benchmarks for new builds, refurbishments and fit-outs – and a wide variety of additional building typologies.   🌍 Performance targets will align with science-based trajectories needed to achieve Net Zero by 2050 and a 78% reduction by 2035 in the UK (i.e. what is known to be required to stand a reasonable chance of mitigating global warming to 1.5°C). These will also align with the energy demand reductions projected to be required to enable a Net Zero Carbon energy supply sector.   🏢 The inclusion of refurbishment and fit-out within the Standard is greatly welcomed. There will be separate targets that vary for different project scopes, but these will help with repositioning and cut & carve project target setting.   💡 Yesterday’s UK Net Zero Carbon Building Standard Summer 2024 Update Webinar emphasised the Standard’s targets will combine both Embodied and Operational Carbon – so it will be essential for projects to drive down upfront carbon emissions, but also prove how operational energy is effectively reduced once buildings are in use.   We’re excited to see this important industry initiative become a reality.
