As a landlord, have you been asked to sign a selective licence? Selective licensing schemes are especially common in London, in areas with low housing demand or high levels of antisocial behaviour. In theory, they're meant to raise standards of private rental — but in practice they can often be a catch-22 for landlords. Under the schemes, landlords can be prosecuted for failing to enforce the conditions. Fair enough, you might think — but this can apply even when they have no control over the situation. Landlords have been prosecuted, for instance, for damage caused by tenants who've prevented them from accessing the property, or even for antisocial behaviour by tenants away from the property. The good news, though, is that you don't necessarily have to rubber-stamp the conditions on the licence. You can formally object to any terms you consider unreasonable — but only if you do it within 14 days.
